Criterium-Lalancette & Dudka Engineers is a professional engineering consulting firm that, for over thirty years, has specialized in all aspects of building evaluation services. Criterium-Lalancette & Dudka Engineers is affiliated with Criterium Engineers, the oldest organization of licensed Professional Engineers in the United States (since 1957) specializing in residential and commercial building inspections. Richard Lalancette, P.E. is founding President of the firm which is headquartered in Rutland, Vermont.

Our Standard Home Inspection is performed in accordance with the Standards of Practice and Code of Ethics of The American Society of Home Inspectors (ASHI). It includes an on-site evaluation, a detailed narrative report with summaries of major systems and deficiencies, and a maintenance plan tailored to the property. Your engineer will be available to clarify any questions that may arise pertaining to the property.

Home inspector was very cordial and looked at many aspects of the home. He offered advice on many of the systems.
I was unhappy that a couple of items that were borderline dangerous as discussed during the inspection were not placed in that language then we received the completed report, weakening our negotiation position.
Out of the dozens of items looked at, only a couple were new to me, so the value to me was minimal.

Conditions of the home can change unexpectedly. As we stated in our inspection report, “We recommend that you visit this home at least one more time before taking ownership to confirm that everything is in operating order.” We also provided a pre-title checklist for your use during this final visit. In addition, stated in our report “we encourage you to call with any additional questions you may have.” Following every inspection, we send a questionnaire, requesting your feedback. Unfortunately, we do not have record of receiving any feedback. We regret that you have waited 11 months to give your feedback to a third party, and while we believe that our inspection report adequately addressed the conditions found at your home on December 8, 2011, if you have additional information which is inconsistent with our opinion, we would like an opportunity to review it.
