Small jobs welcome

"We recently hired JM Concrete LLC to work on our patio, and we were thoroughly impressed with their professionalism and efficiency. From the very beginning, they were prompt in responding to our inquiry, setting a positive tone for the entire project. They took extra care to protect our lawn during the construction by using boards, which demonstrated their attention to detail and respect for our property. The work was completed on time, and we found their pricing to be fair and transparent. We highly recommend JM Concrete LLC for anyone looking for quality and reliable service at a reasonable price.â"

"My concrete porch had cracks and was sinking in a couple of areas. They applied an overlay to the whole porch. The overlay developed a problem within a few days. Ben and Monty responded to my concerns immediately. They came back within a week and fixed the problem. I am very satisfied with the job they did."

"It really wasn't mudjacking but a new type of system to raise concrete that is sinking into the ground. My steps had pulled away from the front porch and was also pushing my sidewalk into the ground. Jason and Matt (i hope ii"m right) came and did a beautiful job. Professional and two hard working young men. they lifted the stairs and filled in the cracks and and now it looks great. Thank you Ogburn Const. I will definitely refer you to anyone i know. "Went brilliantly.  Jason went through the house inside and out with what was obviously a well-practiced eye, explaining every detail clearly and concisely.  Turns out there don't appear to be any major foundation problems.  He advised photographing the small crack with a ruler and watching it regularly for any increase in size and increasing the length of drain pipes. They're researching the Dryvit issue which was new to them.  Very happy with the whole process.

Concrete Mudjacking questions, answered by experts

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.

Pros often use mudjacking or polyurethane foam injection to level a sunken concrete patio. Both methods lift the slab by filling voids beneath it. After properly compacting the soil beneath it to prevent future settling, the concrete may need to be removed and re-poured for severe sinking.

Yes, expanding foam (also known as polyurethane foam) can lift concrete. This approach, called polyjacking, involves injecting the foam rather than concrete slurry to fill voids and raise the concrete slab back into place. It’s often faster and requires smaller drill holes than traditional mudjacking, though it may come at a higher cost. Some contractors also prefer polyjacking over mudjacking for more damaged and delicate slabs.

Mudjacking typically takes 24 to 72 hours (one to three days) to dry and cure completely before you can resume normal use. The exact time can vary depending on the size of the project. Because the slurry mixture contains cement, it must fully harden to ensure that added weight from walking, furniture, or vehicles won't shift the concrete slab. A professional contractor can advise you on when the surface is safe to use. For comparison, if you use polyjacking instead, the polyurethane foam can dry in just a few minutes, but it's best to wait about an hour before use.
