They were able to give me their "by the book" assessment of the property, but also offer practical thoughts/solutions. I appreciated that because it is was an old property that I knew would have issues. We got to know each other and had a few laughs as they completed their review. I own a fair amount of rental properties, and this was one of the worst experiences I have ever had in doing business with any company of any type.
It's hard to put this nightmare into a short summary (especially when I know that Guaranteed Rate will add comments to this like they do with other negative reviews saying it is not their fault).
My first loan went well, admittedly no problems. Unfortunately I decided to complete another rental loan along with a refi of my house. The refi of my house started on January 28th and was just closed on April 15th. The rental property started on Feb 18th and just closed April 9th. I provided every piece of documentation they requested within hours - even minutes upon their request, and they sat on these loans because they were "very busy with other loans." This comment is directly from them.
I contacted Mike Murgatroy for help, the namesake of the business with the following note, and he never even responded! Take a look at the dates in my note below to see the details of this nightmare.

I would very much appreciate any help you can provide in pushing through two mortgages I currently have outstanding with Guaranteed Rate. As you can see from the timelines below, I have received some of the worst customer service of any mortgage I have previously closed. My first mortgage with Guaranteed Rate was done very well, Andrew and Connie were very patient as I worked through a couple problems with the documentation. The current loans (a primary residence refinance and a rental property purchase) have been just horrendous ? and now I may need to delay closing because of it (in addition to a few other problems you can read below).
Refinance
1/28 ? We agreed on the numbers for the refinance, and I requested that an appraisal is scheduled
3/10 ? Guaranteed Rate finally contacts 2nd mortgage holder to determine requirements. (three weeks after appraisal is received). Andrew also just now finds out and tells me that having two loans in process at the same time may cause an issue with my other home purchase. They were started at the same time a month ago ? why is this coming up now?
New Purchase
2/18 ? Pre approval letter was urgently requested and all documentation was provided, as an offer was about to be made. (My previous bank could do this in an hour)
2/19 ? Finally received pre-approval letter
2/28 ? Asked a few questions about the type of loan for the purchase (size of down payment and rate).
3/5 ? A week later asked again about the type of loan and required down payment due to no response.
3/6 ? Andrew finally replied with a very different loan type than I anticipated (25% down rather than 15% down). He didn?t realize that Fannie Mae changed their requirements after the 4th mortgage. I now have to quickly come up with $10k more than I planned for. Would have been helpful to know this back on February 28th!
2/28 ? Was told by Andrew the appraisal would finally be done this week.
3/10 ? Ten days later appraisal was just requested today by Guaranteed rate. This should have been scheduled shortly after the first price agreement was signed and sent February 19th (almost a month before!)
In summary, Guaranteed Rate:
Sat on the ordering of my refinance appraisal for two weeks.
Then sat on the refinance for another 3 weeks apparently doing nothing before finally contacting the 2nd mortgage holder.
Could not respond quickly enough to support an investor with an urgent pre-approval letter.
Didn?t respond to an email about the loan type for a week, forcing me to quickly come up with another $10k that was not planned for.
Sat on the appraisal request for the new purchase for almost a month.
Again, I would very much appreciate any help you can provide to ensure that I can close on time for the new purchase with no further surprises.

Again, he never responded, and I almost lost the house I was buying because of the delay. I'm sure Guaranteed Rate will come on here and say I'm all wrong - but the above bullets are facts. There is a chance they can do a good job for you, they did so on one out of 3 loans for me. But on something this important it isn't worth the risk.
