Hi, my name is Jim Fahs, owner of Wasatch Home Inspections and sole inspector. I've worked full-time in home inspections since 1995; prior to that a school teacher and licensed building contractor in California and Florida. When you hire me to perform your home inspection, you will receive good communication, strong experience, and the heart of an educator.

"We had a wonderful experience working with Jim Fahs at Wasatch Home Inspections. From our very first inquiry through answering questions about his thorough report, Jim was responsive and professional. His inspection was thoughtful, detailed, and insightful, giving us peace of mind as we moved forward with our home purchase. He even went above and beyond to identify areas where the home was sufficient as-is but could be improved. Even after delivering his comprehensive report, Jim continued to be available, promptly addressing our questions with clarity and patience. We highly recommend Jim Fahs and Wasatch Home Inspections to anyone seeking a quality, experienced, and responsive inspector."

Radon Detection and Reduction questions, answered by experts

Keeping radon from getting into your home is much better than having to get rid of it once it's already indoors. While there may not be a way to fully prevent radon from getting into your home, there are things you can do to reduce the gas's ability to enter.

Sealing foundation cracks and openings can help keep the gas from seeping inside. Improving air flow, such as by opening windows, can also be helpful. If you're building your home from scratch, talk to your contractor about using radon-resistant construction to keep the gas out.

You should have a professional test for radon every two to five years. A good rule of thumb is to get testing done every five years if you’ve never had an issue before and every two years if you have. You may also want to schedule testing if you notice symptoms of radon exposure or if you do intermittent DIY radon testing and notice changes in your levels between tests. If you have an active radon monitor, you can schedule testing if you notice levels increasing over time.

Since radon typically comes out of the soil, it is most commonly found in the lower levels of a home. In houses with basements, that's a common location for radon. Homes built directly on the ground may have radon on the ground floors. Radon can be found on the upper floors of the home, but often in lower concentrations than in lower levels.

It is possible to test for radon yourself using DIY radon test kits, but these at-home test kits should never be a replacement for professional radon testing. DIY test kits can provide some information about radon exposure in your house, but your indoor temperature and humidity can affect the results, as can improper usage of the test kit. You could save yourself some money by hiring a radon professional to begin with, and when it comes to your family’s safety, hiring an experienced professional to do the testing is usually the best option.

It is worthwhile to get radon testing done, especially if you haven’t in the past and don’t have active radon monitoring set up in your home. According to the American Lung Association, radon is a potential issue in all states, and testing is the best way to determine if it’s a current problem in your home. Radon testing includes professional tests that determine ongoing radon levels in your property, and it usually includes a mitigation protocol to help you decide what measures to take to protect your home and household members.
