"Carlos at Disaster Doctors came promptly, evaluated and explained what needed to be done to resolve the damage problem. Carlos was personable, great to work with for removal of damaged area and made sure we knew what to expect. He did the removal of damaged area professionally and gave the evaluation information to Sabrina for the repair work estimate. Sabrina scheduled the replacement of insulation, drywall, paint and carpet. Brandon did well to replace insulation, drywall, do mud and painting quickly, smoothly and cleaned up well. We were pleased they all kept the process moving along smoothly and kept us informed along the way. They made sure they took care of what we expected. We will use them again, if needed."

"My overall experience was positive. We had stucco damage in a few areas where knock out flashing was failing and/or missing. Ted gave a detailed bid that included different possible scenarios depending on what they found once they cut into the damaged areas. He knocked the job out quickly and didn't try to sell me on additional work that wasn't needed. The repairs look good and I am happy with the work."

"We had some trouble initially getting the provider to call us back but later learned that they had employees who were out sick and one that had suffered a heart attack.  We learned they were also very busy at the time so we were willing to forgive the call back issues.  When their technician arrived he was professional, polite and did a great job.  There were only two minor issues where additional tile in the kitchen had to be added and the provider happily sent the technician back to make the necessary adjustments.  We are very pleased with the work that was done and will call on this provider in the future if more work is needed.

"Every year for the last 7 years, my back flow preventer has burst, even after blowing out the lines. I found from our city inspector that I could have that buried to prevent it from freezing every year. Phynix came out and got it taken care of in less than a day and you can't tell they were here. This is going to save me money every winter now."

Earthquake Retrofitting questions, answered by experts

The total time for an earthquake retrofit project varies based on its size and scope. The entire process, from the initial evaluation and planning to the final inspection, typically takes between two weeks and two months. This comprehensive timeline includes bidding, contract paperwork, the permitting and approval process, the actual retrofitting work, and the final inspection.

The physical installation work itself is often quicker, with most jobs taking one week to 10 business days. However, the project may take longer if it requires more extensive work or if the home has structural damage from a previous earthquake. A professional retrofitting expert can provide a more accurate timeline for your specific project after an initial consultation and can also estimate how long the permitting process will take in your area.

Whether an earthquake gas shut-off valve is required depends on your location and circumstances. Certain cities, states, and even insurance providers mandate them, especially in areas with high seismic activity. In California, for example, while laws vary by county, most jurisdictions require a valve to be installed in newly constructed homes or when a home is sold or renovated. The Los Angeles Municipal Code specifically requires a licensed contractor for installation. Even if not required by law, installing a seismic shut-off valve is a wise safety measure. These devices automatically cut off the flow of gas during an earthquake, which can prevent gas leaks, fires, and explosions. It is recommended to check with your local building department for specific laws regarding installation, permitting, and inspections, and to ensure the valve you install is on your city's list of approved models.

Even if you invested in the cost of a gas shut-off valve for your oven and other appliances, it’s a good idea to add a seismic shut-off valve as an extra safety measure.

Gas shut-off valves for appliances are manual, meaning someone has to cut off the flow of gas. This leaves room for error, as you might not be home or might be too distracted to think about gas lines during an earthquake. An earthquake valve is automatic and will protect your home from gas-related disasters in the event of an earthquake.

First, you can expect the project to be loud. If you have pets, you might want to take them to a friend's house during the day so they are not disturbed by any of the loud noises. In addition, you’ll need to provide the retrofit team access to areas of the house that will need to be worked on, meaning you’ll need to relocate personal items, clear clutter, and make pathways for the crew. Once the project is complete, a local building inspector will conduct a final inspection to ensure that the retrofitting is up to code.

According to the Earthquake Country Alliance—a public and private alliance in California that works to improve earthquake and tsunami readiness—reports that unreinforced masonry, such as stone, bricks, and hollow clay tiles, is more susceptible to earthquake damage. The mortar between bricks isn’t as stable as other building materials and methods.
