"While in escrow to purchase a new-construction tract home from Lennar, I got some very good advice from two former long-time Lennar employees: Hire your own inspector. As with all tract home builders and their contractors, they want to get the job done as quickly as possible for the least amount of expense. This results in sub-standard quality, and requires careful inspection. Bryan with Hearthstone Professional Inspections was highly recommended by a trusted, local friend of mine. I live out of state and needed someone who knows local codes, builders, and contractors. I needed someone who I could rely on to be my advocate and scrutinize the details. Bryan has turned out to be eminently qualified in all areas. In his initial post-construction inspection he accumulated a punch list of over 40 important issues related to doors, electrical, plumbing, HVAC, foundation, landscaping, and finish work. Normally Bryan likes to meet his customer in person after the inspection to go over it. Since I was out of state, he called me to go over his findings one-by-one. He provided context so I would understand his concern with each item, and what it would take to remedy it. Later that evening I received a detailed report with photos, detailed descriptions, and a summary section that I could provide the builder for repair. Normally Bryan would perform one follow-up inspection to ensure the builder had completely repaired each item to his standards. In our case, communication between the contractors, construction manager, and customer service reps was horrible and many of the items they said they'd repaired weren't even started. Bryan had to return three times before the builder had completed all the work to his satisfaction. These homes come with a warranty, but the builder is much less responsive after escrow is closed. I will be hiring Bryan to perform another inspection at the 11th month of my 1 year comprehensive warranty. I don't know what I would have done without Bryan. Makes me feel sad for gullible, young homebuyers who have no idea about the defects until it's too late. I give Bryan my highest recommendation. If you'd like to ask me in person, reach out to Bryan and he'll give you my number. If you require home or business inspection services, Bryan with Hearthstone Professional Inspections should be your guy!"

Home Building questions, answered by experts

Renovating or remodeling an existing structure is usually less expensive than the cost to build a new house. That’s because you can save on the costs of new building materials, laying a foundation, framing the entire building, and installing new materials and utilities throughout the house. However, if a home is in very poor condition or is incredibly old, you could spend more on upgrades and restoration compared to building from scratch.

Ranch and colonial-style homes are often the most affordable to build. They have a common layout with available designs that are easy to adjust in simple ways without having to spend too much on a structural engineer or architect. Both types of homes' symmetry, simple roofs, and often one or two-story plans mean they often fall in the $150 to $200 square-foot range, putting them right around average.

A 2,000-square-foot modular home costs an average of {AvgCost}, and most homeowners pay between {AvgRangeMinCost} and {AvgRangeMaxCost}, depending on the customization options you choose and the quality of materials. If you choose a more custom design and go all out with upgraded finishes, you could pay as much as $600,000.

Most cottages are around 1,000 square feet, making them smaller than most other styles. However, cottages are defined more by their decor and architectural focus on simplicity, functionality, and a connection to nature than they are by a rigid square footage or floor plan. While cottages are defined more by their charm and appearance than size, the smaller footprint does help maximize the comfort and charm, and it keeps the focus on connection to nature and family.

Whether a prefab home is worth it or not will depend on your personal needs and preferences. Overall, prefab homes tend to cost less than traditional homes, although they also tend to have lower resale values. Another thing to consider is that prefab homes usually last 50 to 60 years or longer, while traditional homes last 50 to 100 years or more.
