First off, Sharon insisted that we get the house appraised and provided us with her so-called excellent appraiser "James Moore". Don't go with him either. He was supposed to look into many homes in the area and consider the increase in home prices, etc. but he did none of that. Instead, he took six days to get back to us, told me on the phone that he had completed the appraisal within a few hours and called us past 9:00 p.m. the night before we wanted to list the house. He compared our home to ones in the same neighborhood only and did not consider any of our upgrades and energy efficiencies. The homes he compared were sold over 3 months ago or longer. He also sized it much smaller than our original appraiser had done. When I told Sharon what he came up with, not only did she tell me to go with his sizing (which is ridiculous) but she also said that we should price it at what he said or LOWER! That was crazy and for some reason, we bought it. We went slightly higher and that was not enough. She was obviously dying for us to make a quick sale and didn't want to do any work to get the money. I will describe more later as to the poor experience but in the meantime, another house in our small neighborhood sold for over $20/sq. ft more than ours and was not upgraded as ours was. Their bathroom was remodeled but nothing else was. We remodeled all bathrooms and kitchen, had travertine floor and hand-scraped wood floors, new landscaping, 16 Seer A/Cs, radiant barriers, and more. We had architectural features including the alcove for our wood-burning stove. I figure that we lost over $100,000 due to her tactics and the way she bullied us. I have been suffering for over a month in depression because of this. More details. The house was supposed to be listed on Thursday and I saw no evidence of it other than on her website. On Friday, I asked questions as to where the listings were online and was told it would take time. Finally, Sharon told me that it was on MLS and Realtor.com. I looked and it wasn't there. I sent an email to her and her staff and finally got a reply. Apparently, one of them forgot to check the box to post it to the internet. So it didn't get published to the two sites until Friday afternoon. We didn't have anyone call on Saturday but we did have two showings on Sunday. The people that saw it told her they would offer us something that night - we got the message just after their appointment viewing time ended. They offered us less money and Sharon told me that we should accept it. We counter-offered and she sounded very annoyed and didn't agree. Of course, they accepted it. We should have never priced it so low. What amazes me is that I see here that she is selling another home in Coppell for $175/sq. ft. She could have done that with us and allowed us to not lose money on our home. We told her that it was a sellers' market, that prices were rising, that homes were scarce and that we had lots of time. None of that worked - she insisted that we should price the home so that the banks would accept it based on other homes. That was all garbage. Obviously, banks are providing mortgages for higher-priced homes; and she's selling one of those homes (actually, I had seen on her site at that time that she was selling another for over $170/sq.ft). I don't know why she argued with us and coerced us to lose money. We spent over $200,000 on the home within the last five years (we lived it in less than five years) and we barely got that money back. Plus we had to pay the realtor fees, etc. out of our own pocket. Looking back, she must have just wanted the money quickly and not have to do any work. Her behavior is unethical. I had read a review about her on Yelp prior to choosing her and made the mistake of not considering it. The person had the same bad experience. She bullied him and got away with it. Another thing - she never stood up for us. Every time the other agent requested something, she would just pass on the email. She never gave us advice, only sent us his requests. Let me say something else about her team. They don't communicate with each other. I had to tell them what to fix in the flyer they prepared of our home. They had stupid irrelevant info in there where there were lots of things that could sell the house. They even had a line "appraised at ___". I told them to take it out because there was obviously no appraisal value we wanted shown since it was so low. I spent time fixing the "features" list and sent it to them only to get back the same thing. The sign had not been put up until the last minute and neither was the lock-box. I had to tell them to do it. Sharon gave us a long sales pitch when we met her yet never gave us any references. She refers to how her listings get on all these sites, but when you look at the URLs, there are multiple repeats and the data is old - some sites don't even exist. Please trust me that Sharon does not have your best interest at heart. I suggest you go with someone who is at least nice and takes into consideration what you want. We fully regret ever hiring her. We were told the mtg co said the deal would be complete in 30 days. It took 3 months and we didn't close until May 20, 2013. We were told over and over that paper work had been sent "out" to underwriting, yet they advertise they are all "under one roof". We would get a closing date, then it would be changed because "underwriting" needed some additional information: example: decided after 6 weeks, they needed proof from IRS that the buyer's income tax was actually in the IRS system, TOOK 3 MORE WEEKS to do what they should have done in January. Sloppy work, poor communication, no excuse for terrible professionalism. They said the underwriters felt we were making too much money on the sale (even though we sold it less than the appraised value). We had to give them copies of all receipts and invoices of work done and supplies purchased. We submitted 52 pages. Waited another week Finally closed on Friday morning and WE WERE NOT PAID. We had to wait until the following Monday. Why? UNDERWRITING wanted to check out closing documents! Unbelievable!! I would NEVER NEVER do business with this company again. However, my husband and I recently went over the income cap for the USDA loan and had to switch to FHA. We were 'accepted' by the FHA computer December 14th and JUST finished closing on February 4th. This process took approx 52 days from acceptance to close. While we had some interesting circumstances with the requirements due to it being a family home, if due diligence had been done on the part of the mortgage company, we should have been able to close at least two weeks sooner. Because this transaction was not considered "at arms length", we had to obtain two different appraisals for the property. However, my husband, mother, father and I did not know this until the we had waited a week for the first appraiser... and while he was at my house. While I was talking to the appraiser, I was notified via email that we'd need a second appraisal! We had to wait an additional two weeks for the 2nd appraiser to come out. When it was all said and done, the mortgage officer adimited that she KNEW about the two appraisal requirements for transacations that were not at arms length, but she said she wasn't sure that we'd need the 2nd one. (Shouldn't this have been something that was CHECKED at the beginning to avoid delay??) The final straw came when we were about to close and the ppwk had been sent to my parents in Corpus Christi. It arrived via Fedex overnight at 11:34 in the morning on a Friday. My mom is a RN and works the post surgery recovery room and would be at work until around 10 that night and would be on call Saturday. The mortgage company told me that they needed the documents back Monday. (That meant that my parents would have the documents LESS than one business day.) I asked them why and all I got was that the documents were time sensitive and couldn't wait one more day. That seemed a little strange to me. Come to find out that our interest rate lock would EXPIRE on Monday and we would have to REDO & RESUBMIT ALL of the ppwk if that happened! At any rate, this would have gone a lot smoother if requirements and ppwk had been double checked. It seemed like every time I turned around, a new document was needed, or I had to resubmit a form or proof of something that I had already provided. While the staff was friendly, never once were we offered an apology despite several complaints about the delay and duplication. Driver tried to cram our stuff into the smaller truck with a lot of damage to big items. The packers were inconsistent. We suggested they start in the basement were the wood shop and smaller items were. They were more interested in doing the easy items. I had to ask (both in original and new house) to have padding put down on wood floor and new carpet. I had to ask for a box for bedding for the last day. I was asked THREE times to pack up the kitchen which I finally let them do just to get something finished. They came late and left early. We had saved three days for packing and they knew it. They broke/took apart antique furniture which was not meant to be taken apart. We were constantly putting left over items in one location so as to get it all packed. If they didn't know what something was they didn't ask and just packed it. I had large silk scrolls just thrown into a box with other vertical items. They put a canister of DVDs in front of an LCD monitor. I tried to get resolution on truck issue as soon as I found out and BEFORE we actually left town and was told to call dispatcher in Florida which is who driver actually works for. I was told a second truck was coming the next day. We arrived in new state and found out no truck had arrived, didn't know when one could be had, and dispatcher wasn't going to move the rest without more money as estimator was way off on poundage. Fee was paid in full BEFORE we left original house. I received no calls from Cincinnati company about our stuff that was put in filthy storage. I finally got a hold of the owner of Cincinnati office and was told they were working on it. They were unable to find a truck nearby that was heading our way. I was told they couldn't just send one of their own trucks out of state. We left Ohio oh Sep 23, received our first shipment with much damage Sep 26. We did NOT receive the remainder of our items until Oct 11. This shipment also had damage to large items. We were left without our baby stroller and car seat for 3 weeks. We couldn't finish putting our house together until we received the rest of our items. The drivers ran over our mailboxes twice! Our boxes were crushed. They even managed to crush a queen size mattress. I have not yet contacted them about all the damage as we were most interested in getting our items first, getting our neighbor's mailbox fixed, and then on to damage. There is nothing positive to say about this company. They are not a typical family owned business despite what they advertise. They are a series of partnerships linked together to allow them to perform multi-state moves. Stay far away from these people."},"url":"https://www.angi.com/companylist/us/oh/cincinnati/all-my-sons-moving-and-storage-reviews-308316.htm"},"position":8}]}
