Repair foundation problems as soon as you’re aware of them to avoid complex and expensive remediation in the future.

Foundation repairs typically require a building permit, depending on the state and local jurisdiction. Make sure your contractor follows all building codes, and a local building inspector will review all work to ensure that it is up to code. Not following local building codes can prevent the sale of your home and potentially put your home at an even greater risk of damage if the work isn’t done properly. You can call your local municipal office to confirm that your contractor has filed the necessary permits.

It’s usually not a big deal if your foundation sinks between 2 and 3 inches into the ground after construction, provided the settlement occurs evenly. This is usually indicative of normal settlement that occurs as the soil under your home adapts to the weight of the structure. If the home sinks more into the ground or the settlement occurs unevenly, leaving portions of your home to sink further down than others, then call a foundation repair specialist to address the issue and avoid additional damage.

New constructions need time to “settle” and sometimes, small hairline cracks occur as a result. Larger horizontal or “stair step” cracks, however, are usually a sign of a deeper, more severe issue. It could indicate an issue with the soil beneath the home, a problem caused by an overgrown tree, or another problem.

Foundation settlement should be a concern if you notice it happening suddenly and years after construction, if the settlement results in signs of structural damage in your home, or if it happens after a flood, nearby sinkhole, or earthquake. Some signs of severe foundation settlement that should prompt you to call a repair specialist include sloping or uneven floors, large cracks in your foundation, moisture issues or pest infestation in your basement or crawl space, and an uneven roofline.
