He did a descent job building a few interior office walls and correcting most of his mistakes, but is best suited working in areas not occupied. You?ll want to provide sketches with measurements to ensure no miscommunication (e.g., exact light placement/height). The statement of work should specify how the area should be prepped for construction/painting, what constitutes a finished project (e.g., baseboards included or not, what will be painted), and how the area will be restored. Our main issue was lack of proper construction/paint dust mitigation and covering floors/walls/ceiling/furniture with the right materials. He caused damage to the flooring (carpets and wood), baseboards, and one of the sprinkler heads. The latter being at least $1200 to repair. He tried to clean, but it was too much. So he wrote off the unpaid balance to help reimburse us. "

Plaster ceilings can sag for several reasons. In some cases, the plaster and other building materials shift and come apart over time, which is why you’ll commonly find drooping plaster ceilings in older homes. Ceiling-mounted curtains won’t damage the ceiling if they’re installed properly. Using the right anchors or securing the brackets into joists will ensure the curtain weight is properly supported and prevent damage. However, overtightening screws, using weak anchors, or repeatedly removing and reinstalling hardware in the same spot can cause cracking or sagging over time. In that case, you might have to call a pro for ceiling repair.

Look for flaking paint or air bubbles that burst and then flake away. Paint will begin to flake after being exposed to minimal moisture or water, so it’s a good indicator of any water damage. If you notice your paint starting to flake, feel the plaster underneath to see if it is soft or damp.

Plaster is a beautiful finish but is labor-intensive to install and remove. It’s vulnerable to cracking and more sensitive to moisture variance than drywall. Installing plaster on a new wall is an expensive process that can take days to weeks, depending on the scope. Removing a plaster wall can also be quite expensive and time-consuming.

Although their applications are very similar, no drywall compound and spackle are not the same thing. Spackle is a bit thicker and is used to patch holes as it dries quickly and is easy to sand. Joint compound shrinks a bit more and can be more temperamental to spread. However, one benefit is that you can use joint compound as spackle (for small jobs), but you can’t use spackle as joint compound.
