"Mark was great to deal with. We had a fire that completely burned down the house. The City had given us a deadline of February 7 to get the lot cleaned up or they could charge us $2000 per day! When Mark got the permit he talked to the inspector and got an extension which relieved the pressure. He also was not required to, but he hired a plumber to seal the sewer so the next person to build on the lot would not have to dig from the house to the street under some big trees. And he capped the gas line that ran from the meter to where the house was so it would not have to be replaced. Besides tearing down the house and foundation, he also removed the in-ground pool, which was no longer usable because of a foundation crack. They worked every day for about 10 days until it was done. Also in the clearing the burned ashes and rubble he came upon a box of slides that I thought were burned up, and put them to the side for me to get. That was appreciated."

Land Clearing Services questions, answered by experts

Surveys completed by licensed surveyors can be recorded with a local surveying records office, and in most cases, they will be. Filing survey reports categorize them as legal documents, and they can be used whenever legal documentation of your property’s boundaries is needed. While you’re not required to file survey documents, it’s a good idea to do so.

The small lines on the tape measure either indicate inches, fractions of an inch, or centimeters and millimeters. On the imperial unit side (aka the inches side), the longest lines indicate inches, followed by the next shortest lines that indicate a half-inch, and then the quarter, eighth, and sixteenth-inch. On the metric side, the lines break down meters, centimeters, and millimeters.

Soil testers and licensed excavators are often the professionals you hire if you need a perc test. In some cases, structural engineers will also be able to conduct the test for you. In many municipalities, you’ll need your professional on-site to dig and fill the holes with water, as well as a representative from your local building department or health department. That representative is the individual who will determine whether your test passes or fails.

A few different types of land surveys can help determine certain features and boundaries of your property. These include:

  • Boundary surveys describe the actual borders of a property. These are generally required when trying to get construction permits issued.

  • Location surveys provide much of the same information as a boundary survey but also include in-depth information about any improvements made to your property.

  • Mortgage location surveys are usually required by lenders and title companies before financing or offering an insurance policy.

  • Site-planning surveys are done before applying for building permits and can be issued before any major home improvements.

  • Topographic surveys provide a formal map of land elevations. It can also describe the location and size of natural features and any land improvements.

It is almost always necessary to hire a land surveyor near you to ensure your fence sits on the right side of the property line. Mistaking the shape of your property can lead to fines and costly changes if you have to move or adjust the privacy fence—not to mention some surly looks from your neighbor. We recommend jumpstarting your fence planning in the spring to ensure there is plenty of time to map out your plan before construction season.
