"6 years after our original level 4 roof install we started to upgrade the paint scheme of the house. We started to remove the gutters so the fascia could be painted and behold we discovered that Brennan installed the drip edge on top of the felt instead of directly on the roofing plywood! Now we have to get a contractor out here to repair over 200 linear feet of drip edge and roofing before we can paint and rehang the gutters!!"

"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. See the invoice they submitted, which completely overlooks the $35,895.76 payment we made (supported by our bank transactions). —-------------The payment schedule on the contract has major math errors—--------- Payments for the work are due as follows: Contract Total $ 194,972.33 $ 19,497.23 deposit is due at initial design meeting.(10% of the Contract Total) 20% of the Contract Total is due at the preconstruction meeting. 30% of the Contract Total is due at start of drywall repair. ←– we requested halt at this phase and according to texas property code Sec. 28.003. ACB Services are full service Spring Branch, TX Home Remodelers who take pride in a job well done. We settle for nothing but the best in order to deliver unbeatable service.

"I clearly had my project under the section ?Mount TV on wall?. I clearly stated on the listing that I needed a 65 inch tv MOUNTED on my wall with a tilt/swivel mount and an in wall tv power kit. The guy shows up an hour late, which I completely understood being the day before Thanksgiving, only to come in my house and act like he didn?t know the project was for mounting my tv. He said he thought it was just for the in wall power kit. Then he said he would do me a favor and charge me $100 more to mount the tv with the full motion mount, after quoting me $195 plus 4% fee for using a debit/credit card, bringing it up to over $300. I told him to get out of my house. He sends an email that states their business is of Christian brothers. I wonder if he understands that God doesn?t let people get away with deceptive practices, especially when using His name: Acts 5:3?5. Hopefully, this guy and his partners change their ways before it?s too late. Praying for those cheats! In Jesus? Name!"

"At first I rated them a 5 but they had me put in a review before the job was even completed. They used old tarp from previous jobs. There were debris all over my bedding and furniture from the old plastic tarp. If they needed new tarp I would supply them. Who knows what the previous projects had in their homes. I didn't notice till after they left. Yes, you definitely will need to vacuum. Which I expected, but not having to wash all bedding and vacuum furniture. The windows look good, but it's so much cleaning afterwards. So when they say you'll never notice they were there. Was not true at all. One of my bushes in the front were also damaged and trampled on."

Window Shutter Repair questions, answered by experts

Certain window types are just not suited for shutters. These include bay windows, picture windows, and dormer windows. Keep shutters on standard windows for maximum benefit.

While flat and satin finishes are ideal for garage or front doors, siding, and trim, gloss and semi-gloss are more common on shutters. That’s because these types of finishes highlight this proportionally smaller exterior home feature, adding both contrast and layers of texture to the overall facade. Other types of finishes aren’t off limits, but you’ll have more success by choosing one that provides a nice sheen.

Spraying and brushing both can lead to beautiful, evenly painted window shutters. Spraying is faster and easier, but it brings in an added cost, as paint sprayers are around $100 to buy or $40 per day to rent. If price is a determining factor, you can use a brush and rest assured that the results will be good nonetheless.

Considering the advantages and disadvantages of hurricane shutters can help you decide if they’re the right choice for your home. Some pros and cons include:

Pros

  • Protection against flying debris during hurricanes and other strong storms

  • Many available styles

  • Relatively easy to remove compared to impact windows

  • Customizable to fit your home

Cons

  • Expensive cost

  • Require maintenance

  • Take up significant space

  • Many require you to go outside to operate

Regular cleaning, inspecting for damage, and repainting keep shutters in good condition, prolonging their life and maintaining visual appeal.
