"The initial consultation went well. My front door was "sticking" very badly. The agent presented me with three possible solutions based on his inspection of my entire house. I decided to go with the mid-level deal, which involved jacking up the exterior concrete wall of the foundation, replacing a beam, and "shimming" piers. On the day the workers arrived, all seemed to go well--they were on time and ready to work. As it happens, though, given the age of the house, it turned out not to be practical to level the whole house, as interior walls would begin to crack (the plaster and some paneling had been done to the house well after it settled over time). I was given the choice: to level the house evenly (which would have involved more interior wall cracks and perhaps plumbing issues) or to leave the house at two levels. I chose not to go forward with the whole leveling, as I wanted to avoid plumbing problems, especially. As it is, though, I paid the full price, even though the whole house was not leveled. That was my choice, of course, but I cannot recommend the company because: 1) I think I should have been told that problems of the sort we encountered might have occurred. In that case, I certainly would have elected to pursue the first option (of the three plans) that the agent initially presented. 2) I still had to have my front door "rehung"; I probably could have just done the rehanging and not the foundation work at all. 3) I paid full price for "option 2" (of those presented to me) even though I did not get the ideal option 2 result (a fully level house). If I had the decision to make again, I would have elected the first option the agent presented and then had the door rehung, which would have saved me $3,000 or more. Overall, the guys were all nice, professional, and courteous, I was just disappointed in the outcome."

"I was very impressed with Sentri Homes - their customer service was excellent. They sent a subcontractor to install some vinyl laminate in my bathroom and he ended up getting glue all over the carpet in our bedroom. The sub ended up ghosting both me and Sentri, leaving me stuck with a ruined carpet. Sentri stuck with me for over a month to get the carpet replaced with the identical original and to get the vinyl job 100% completed. The carpet was a Home Depot exclusive and Sentri handled everything with them. I will be using Sentri for a much bigger renovation I have coming up soon, because I know that they will make sure everything gets done right no matter what problems come up. The vinyl looks great too."

"With both building and architectural experience, Wally Westbrook has an excellent understanding of what is needed to achieve the best, and very different, end results for personal homes and investment properties. (He has helped me with both.) I particularly like his ability to understand what a site warrants. For example, he advised that an investment property did not need the size addition I was contemplating to achieve the result I wanted. He looks for cost effective ways to add a "wow" factor to even the most basic house. As if those qualities are not enough to recommend Westbrook Design, Wally is also a pleasure to work with. I will definitely use his services again."

"Charlie does quality work at a reasonable price. He installed new windows and a bathroom in a house that I had in Pecos, TX. Also put a privacy fence in my backyard in El Paso. Nice guy."

"The Basement Kings finished their LARGE job this morning, and I can’t praise them enough! They had a long, difficult job, but no complaints. When they discovered a problem, they fixed it. No problem, that’s their job. They found the water problem had a lot to do with drainage, so they worked outside in cold & rain & developed a system to carry water away from the house. That, to me, was over & above, but they said their main objective was to get & keep the basement dry, so they did what they had to do with no complaints. Now you can’t ask for better than that - they give their all! I am totally amazed!!"

House Leveling questions, answered by experts

Polyjacking and mudjacking can both be effective solutions for sinking concrete, but they have key differences. Polyjacking, which uses expanding polyurethane foam, is often considered a better option because the foam is significantly lighter than the cementitious material used for mudjacking. This reduced weight puts less pressure on the underlying soil and lowers the risk of future sinking. Polyjacking is suitable for any sinking concrete slab, while mudjacking is typically only recommended for non-structural concrete, such as sidewalks, patios, pool decks, and driveways. The primary drawback of polyjacking is its cost, which can be up to four times higher than mudjacking—as much as $25 per square foot compared to a maximum of about $6 per square foot for mudjacking.

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.

Mudjacking can be an expensive foundation repair process, but in many cases, it’s well worth the investment. This is especially true if you’re lifting a portion of sunken foundation slab back into place. In that case, mudjacking can help avoid major structural damage and even home collapse by restoring the integrity of your structure with minimally invasive procedures. Mudjacking a concrete patio, walkway, or sidewalk can be worthwhile because it removes tripping hazards and makes your outdoor area more aesthetically appealing.

Pros often use mudjacking or polyurethane foam injection to level a sunken concrete patio. Both methods lift the slab by filling voids beneath it. After properly compacting the soil beneath it to prevent future settling, the concrete may need to be removed and re-poured for severe sinking.

Concrete leveling is not typically covered by insurance. In some cases where the shifting concrete is caused by a natural disaster or storm, you may be able to file an insurance claim if your policy specifically covers those circumstances. In most cases, though, you’ll pay out-of-pocket for concrete leveling.
