Customers say: True professional

"I hired an independent appraisal on a home I am purchasing because my mortgage company did not require one as a condition of sale (but I wanted one for myself). It cost half of what I would have paid through the mortgage company. I was able to meet the appraiser at the property and talk with him personally about the property. Dale took his time with me on the phone before formally engaging him; he was open, genuine, and easy to talk to. He was also able to come out on the same day -- which was crucial since I was nearing the end of my option period. Although he promised to have the report to me within 3 days, I actually received it the next morning, and he talked with me personally about the results. The report was clear and easy to understand, and I appreciated his objective and dispassionate assessment of the home. It appraised significantly higher than my purchase price, which was great news. I would warmly recommend Allert Appraisals!"

"Adrienne Hughes is hands-down the best realtor anyone can ask for. She helped us buy our first house back in 2015, and she has been on our team ever since! Buying your first house is a little scary. It’s a big commitment and in Austin, a frustrating process. I’m so grateful that I had Adrienne there to help me every step of the way. She was always quick to respond to any questions I had, and was always willing to show me a house, even on a Sunday! She is a highly skilled negotiator, and helped us find just the right house for our desired area and budget. Adrienne really looks out for her clients — she schooled us on the Homestead exemption and how to apply for it. She’s also been there to support us on any follow-up needs. Year after year, she’s provided us with comps for our our tax appraisals, and has given us suggestions on whether or not we should protest the estimated market value. She knows the ins and outs of the housing market like no other and has always been available to answer any questions we’ve had since our purchase. With Adrienne, you get not only a knowledgeable, dedicated realtor, but a lifelong ally in home ownership! If I’m ever in the market again to buy or sell, I would absolutely want to work with her again!"

"I was very pleasantly surprised that Gary was able to schedule my appraisal within a week of my request, considering how busy appraisers are this year due to the high number of property tax protests. He kept me informed of when he would arrive, was on time, immediately set to work upon arrival, and provided my appraisal report in less than a week. Very personable and answered all my questions. I would definitely use him again."

Property Appraiser questions, answered by experts

They provide objective, third-party valuation, guiding fair sales or purchase prices.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

The cost ranges from $300 to $500, depending on the property's size and location. Due to their complexity, commercial appraisals may cost more.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.

While some aspects of an appraisal, such as comparable properties nearby, are out of your control, there are several steps you can take to potentially increase your home's value. Make any necessary repairs and upgrades before the appraiser's visit, as they can only value what is currently part of the home, not its potential. Examples include renovating older areas, updating landscaping to boost curb appeal, and staging your home. You can also provide the appraiser with the cost of recent upgrades, which may increase your home's value by about 50% or more of what you paid for those improvements.
