Ive been in buissness for about 10 years. I have xpirience and the knowledge for the work i do. I guaranty all work for customer satisfaction.

"I met Joe Flores Owner of KJG Painting and Remodeling at my house and he gave me an estimate for the work I needed and he stated it would only take him about two weeks to perform what was needed to get my house back in shape painted and up to date. I said ok to Mr. Flores and the deposit was given $2500 he showed up the next day 03/05/2018 to start the porch without all necessary materials then had to leave to get more, porch is still unfinished, The next day rooms were started and sheet rock was done in two rooms with some wall repairs taped and floated., He returned the next day with more help, taped and floated more repairs removed part of ceiling in living room. He brought in his electrician Oscar, who stated he could fix what I needed and do everything in the entire house and install a flood light on the outside drive area in two days and he had all the materials to do it all he said he would charge me $600. The electrician was to install wall switches and plugs for entire house, after that Joe said he would repair what the electrician took apart, the electrician wasted time talking to my wife, he took 3 days, instead of 2 only did half of what was promised, he insisted after the work was done on one half of the house that the deal was for one side of the house only so I felt threatened and paid him the $600.00, He did a half ___ job, however, electric work he did install does work properly. Joe/ Jose stated he had purchased all 9 replacement windows tub and toilet for repairs with 2500; he needed 1450 more to pay employees and has not returned in almost 2 weeks to work. Stated truck troubles then phone was disconnected until today 03/20/2018 finally let me leave message and still has not returned calls or text messages. I went to addresses listed on his invoice and one listed online, they were both false he has not returned or replied, to any of my text messages or phone calls, he left my house in a mess and my wife and I crammed in one room waiting for the job to be done then on 04/23/2018 I finally located Joe Flores at 319 Robeson St. He was not home at the time, however, after talking to his wife and child I got a text from Joe stating, “sorry for the inconvenience, I just got I my issues fixed and will come out personally and finish the job” Joe stated he was a christen man a church goer and he is an active Bass guitar player at his church he never works Sundays as that day is for God, his day to worship in church. He is not acting in a christen manner I feel what is happening is not what Jesus would do. Not how a true believer in Christ would act. At this time I feel ripped off and will have to sue him to get my money back at least I know where he lives now so it will be easy for the courts to serve him the papers. So I would have to give Joe/ Jose Flores a negative rating for taking my money not staying in touch and not keeping his word as promised I hope no one makes the mistake as I did, of hiring Joe Flores and KJG painting and remodeling Russell Anthony 04/23/2018 review of KJG panting and remodeling Jose A Flores Address 319 Robeson St San Antonio, Phone 210-988-8728"

FAQs for contractor service projects in Castroville, TX

Generally, general contractors charge between $50 and $150 hourly, though not every contractor charges by the hour. If charging based on the project, you can expect a markup of 10% to 20% of the construction cost. You can expect to pay between $300 and $500 daily if charged by the day.

General contractors are the ones that coordinate home construction projects. They are in charge of the day-to-day oversight of the subcontractors to ensure that the project is completed on time and to resolve problems as they arise. General contractors:

  • Complete pre-construction planning, both with the customer and crew

  • Provide realistic cost estimates

  • Develop construction timelines

  • Ensure deadlines are met

  • Acquire permits as needed

  • Purchase supplies and materials

Before hiring a general contractor for your home project, it’s a great idea to write down a list of questions to discuss with each prospect. Some example questions to get you started include:

  • Which types of insurance do you carry?

  • Can you provide a list of references?

  • What is the expected timeline for this project?

  • How will my project be supervised?

  • Will you hire subcontractors for the job?

  • What is the best way to communicate changes?

  • Will you obtain all of the required building permits?

While city and state laws vary on general contractor licensing requirements, hiring an unlicensed general contractor could lead to poor quality work, costly future expenses, and potential code violations. Be sure to check our state licensing tool to review the local general contractor guidelines for your area.

As you browse our pro listings, take note of the “Angi Approved” badge. Angi Approved businesses meet our standards for certification which include:

  • The owner, principal, or relevant manager passed a criminal background check

  • Required to have applicable state and local licenses

  • Maintain an average star rating of 3.0 or better on our network, if they have at least one review

  • Paying to advertise their services

  • Meeting any other eligibility criteria required by Angi

Keep in mind licensing is different from certifications. A license is a legal requirement to operate a business, while certifications are voluntary.

Yes, most general contractors require a down payment for project completion. A reasonable down payment for a contractor is 10% to 25% of the total project cost, though that will vary based on project size and location. The down payment helps cover the upfront costs of materials and permits and helps ensure payment for the project at hand.
