Francie showed up on time for the appointment and examined the basement. Another contractor (who had just finished installing an egress window) had already alerted me to signs of water problems and concerns about an inferior existing perimeter drain system. Francie identified a couple more problems I had not already noticed, and explained in detail a few things that were not done correctly with the initial construction and a subsequent retrofit attempt done by the previous owners of the house. I quizzed her in detail about the process BWS would follow to address the issue - partly because I wanted to see whether she knew what she was talking about, and also because I like to do as much of the work myself as my time will allow (to save money and to ensure the job gets done right!). She gave a very detailed description of the methods and materials used for the job, including important dimensions and other details. She also gave me a nice drawing with a section view of the proposed drain system. The initial job, including all the demolition work, new installation and finishing, was quoted at $4334. That said, the only negative aspect of our experience was a lack of responsiveness from Francie. We did not hear from her for a week after her visit, and after emailing her to inquire about our quote, she promptly responded with an apology about mistyping the email address and sent us the quote. However, there was an even worse fumble that I'll get to below. Armed with the information from Francie, I decided to take a shot at the entire job myself. Or at least the demolition work, which I figured was the most labor-intensive and least-skilled (lowest risk) to take on. I rented a concrete saw and jackhammer, cut and removed 12" of the slab around the perimeter of the basement, then removed and hauled out the concrete, stone and earth until I had a nicely sloped trench. On August 3, I asked Francie to requote the job based on me doing the above work. She responded immediately and said she'd get right back to me with a revised quote. Twenty-two days later, I had completed the demo work but had still not heard from Francie. I emailed her and got another immediate response with an apology about not responding earlier. But after another 17 days, we still hadn't heard from Francie with a revised quote. At this point, we called BWS and accomplished the one thing that makes all the difference with BWS: direct contact with David Horner. David was at our house the next morning. He reviewed my work and said I did a good job overall (with a few minor exceptions that he said he'd be happy to work with). He pointed out a few things that Francie did not catch during her original visit - the contractor who put the egress window in should have installed an overflow drain into the french drain (which David said they could do for us), and he also recommended installing a port for a radon remediation system (in the event we ever need one, it will save some money), plus he offered to install an exta port for a dehumidifer somewhere around the perimeter of the room (in addition to the one next to the sump). David discouraged me from using the new sump basin I'd purchased because it wasn't as robust as the style he typically uses, but he offered to take mine as a trade-in (he'd use it on a different application where it was sufficient for the job). Within three days, I had a revised quote for $2,737, meaning I had saved about $1,500, while also getting the additional work not included with the first quote. The following Monday, we called to accept their proposal and schedule the work. They started three days later and completed the entire job in one day. The finish quality was excellent. I was at work until after they were done, so David came out to meet me the next day and review the job with me. He described in detail everything that was done, some of the minor surprises they encountered and how they handled them, and everything I needed to know about owning my new system. While he was there, I asked for his expert advice on the rest of my basement refinishing project, and he was generous with many details - including what products to purchase and where to get the best deals, and what to avoid. I also knew I had some issues with an adjacent crawl space, so I asked him to take a look at that. He pointed out several problems, the biggest of which is that my crawl space is incorrectly built as a vented crawl space with inadequate moisture protection, which has led to the insulation falling down and mold growth throughout. He recommended a thorough mold remediation and fully encapsulating the crawl space, and again described in detail how I could do it myself, what materials to purchase and where - and also offered to quote the job complete. I'll be writing another review for that job, since we accepted that proposal as well (scheduled to be completed in a single day next week). I will echo the sentiments of many other reviewers - working with David has been a fantastic experience. He comes across as a very simple, down-to-earth, honest contractor. He appears to be concerned first and foremost with my satisfaction of the outcome of my project - whether it is work I have done or paid his team to do for me. He is flatly against pressuring his customers into signing a contract. I have long held an abundance of skepticism for basement waterproofing companies because of horror stories about other people being scammed. Now that I've worked with David, I can say that there is at least one honest company in the area. To those who have given negative reviews here about BWS, I can't argue too much about the issues regarding Francie (my review would have turned out quite differently if she was the only person I dealt with). And I'm sure that David and his team have made a mistake here or there, have forgotten to call someone back, lost an email address or might have quoted a price higher than was expected. But if you write them off for something that simple, you will lose out on what is likely to be a very satisfying experience. I would definitely recommend BWS to anyone who has any type of basement waterproofing or mold issues. "Lesson learned. Always get an estimate. BEFORE the work is done. At least a digital copy. Arrangements for the project were made, with some one named Lynn, for the company to send someone to complete the work. We were quoted over the phone 4500-5000 which included a mold test. A sub contractor with an entirely different company (National Mold Company) was sent. When the contractor arrived, he stated that the job would be much more simpler than first thought. This led us to believe that the job would cost less, no. All said and done, they charged $5500. All said and done, it's almost like no work was done. The stains and the smell are still there. Only one actual board was taken upon the attic room. The ceiling in the bedroom was primed and painted but are still visible and have a funky smell. At this point I'm going to. Do what we should have done; Do the job ourselves. Just now with $5500 less dollars in our pockets. A detailed receipt was not given even though it was requested."

Radon Detection and Reduction questions, answered by experts
DIY kits are available for basic testing. Professional services provide comprehensive results and recommendations.
Since radon typically comes out of the soil, it is most commonly found in the lower levels of a home. In houses with basements, that's a common location for radon. Homes built directly on the ground may have radon on the ground floors. Radon can be found on the upper floors of the home, but often in lower concentrations than in lower levels.
Keeping radon from getting into your home is much better than having to get rid of it once it's already indoors. While there may not be a way to fully prevent radon from getting into your home, there are things you can do to reduce the gas's ability to enter.
Sealing foundation cracks and openings can help keep the gas from seeping inside. Improving air flow, such as by opening windows, can also be helpful. If you're building your home from scratch, talk to your contractor about using radon-resistant construction to keep the gas out.
It is possible to test for radon yourself using DIY radon test kits, but these at-home test kits should never be a replacement for professional radon testing. DIY test kits can provide some information about radon exposure in your house, but your indoor temperature and humidity can affect the results, as can improper usage of the test kit. You could save yourself some money by hiring a radon professional to begin with, and when it comes to your family’s safety, hiring an experienced professional to do the testing is usually the best option.
The soil beneath your house is most likely what’s causing an increased level of radon. This is because soil holds radioactivity for a long time and it’s also what most buildings are built on. Another common source of radon is water from a source that hasn’t been through periodic radon tests, such as well water. Over time, the radon from the soil can inhabit other parts of your house like the foundation or plumbing.
