"Built our garage without a permit. Did not get required inspections done. The only inspection performed was after I contacted the county and they informed me that there was no permit. They currently have 2 failed permits that were never resolved. The garage floor is a disaster. Horrible rough finish,. Framing for floor was constructed incorrectly, one side bowed out and another side had to have most of it chipped out to the correct size so the structure would fit. Snow would blow into the structure on both north corners whenever there was a storm. I was constantly catching them make mistakes. They installed the wrong color outer corner. They said they would fix it, turns out all they did was paint it with touch up paint. Almost every support stud above the windows and doors was not sitting on the headers, I had to add sister studs to all of those so they were actually supporting. Roof flashing had gaps rather than overlapping, they had to go back and fix that. On the west wall they missed almost every single stud with every single nail. I confronted them on that and they said they would fix it. Their way of fixing it was to take down the top 6 rows of siding and put them back up damaged, then they went in and just cut off the other nails to make it look like they fixed it, 73 in all. Many of the sheathing staples and many of the siding nails on the north wall missed the studs too (a lot not a few). After I confronted them about the siding they did not finish framing in the soffit boxes, causing the tin on north west one to bow badly. As a result snow would blow into the soffit on the west side. We held monies back and sent them a notice of defect to try to get them to fix these problems. Their response was to have their attorney send us a letter threatening to put a mechanics lien on our property. I have pictures to back up everything I have stated here."

Basement Remodel questions, answered by experts

Anything having to do with the structure of your home, such as raising the ceiling, is usually the most expensive part of finishing a basement. Another project component that could be a surprisingly high expense is adding an exterior entrance.

The cost of a walkout basement can be anywhere from $5,000 to $35,000.

Common mistakes when finishing basement walls include neglecting proper insulation, insufficient moisture management, and poor ventilation. Not addressing these issues can lead to mold growth, water damage, and discomfort. Additionally, inadequate planning, improper framing, and rushing the project can result in subpar outcomes.

It's essential to follow best practices, seek professional guidance if needed, and prioritize thoroughness and attention to detail.

Roughing in and connecting utilities are the hardest parts of finishing a basement, and they’re the parts we typically don’t recommend doing as a DIY project. Unfortunately, your finishing timeline can be extended by weeks while you wait for contractors and inspectors to install electrical wiring, plumbing lines, and heating/cooling equipment and carry out inspections.

Generally, a wall can bow up to 30% of its thickness, or around 2.5 inches for an 8-inch-thick structure, before it becomes an urgent situation. If your basement wall bows more than 1 inch, it's time to have a basement inspection to determine if a repair is necessary, depending on the soil conditions and structural specifics. Walls nearing 4 inches of bowing will require significant repairs. More than 6 inches of bowing usually means the wall will need replacing.

Finishing an unfinished basement adds the most value, with an average return of 70% or $22,400. A bathroom addition in the basement will provide an ROI of 75%, but the higher cost will leave you with a lower actual return of $9,000, on average. Finishing a basement and adding a kitchen, bathroom, and bedroom to rent the space will leave you with the highest possible ROI, as you could see well over 100% if you rent the space out long-term.
