There are a couple of color options to consider when installing carpet in high-traffic areas (like entrances and stairways). Medium-toned colors and patterned carpets can work well in these parts of your home because dirt and stains can blend in easily. Oil-based polyurethane sealants let out more odors and fumes into the air (it’s especially important to wear a respirator if you choose this type), but they take longer to dry, which can be more forgiving during the finishing step. 

Some may prefer wood oil to polyurethane because rather than creating a layer, it becomes part of the wood. Wood oil takes longer to dry, and is less resistant to wear and tear; however, it creates a natural-looking result by enhancing the grain of the wood. 

Tile flooring will last anywhere from 10 to 20 years and even up to 30 years or more with proper care and maintenance. 

You can help your tile floor achieve a longer lifespan by maintaining it properly. This includes cleaning it regularly (including cleaning the tile floor grout), keeping the floor dry, and not setting super heavy items on it to keep it from cracking. You'll also want to regrout your tile floor every 10 years. Using a grout sealer will help your floor last longer.

The life span of hardwood flooring mainly depends on the type of hardwood you’ve installed. Solid hardwood flooring options can last between 30 and 100 years, whereas engineered hardwoods need replacing every 20 to 30 years.
