The initial loan process is where the problems began. I was told that a $500.00 good faith deposit would start this loan application process. I was hesitant about this because I had been told that my rental would have to appraise out at a certain value in order for the loan to be approved. At that time, I was assured by my personal banker that the actual appraisal and other fees would not exceed $320.00 and that if the homes appraisal fell short, the remainder would be returned to me.
As the loan process continued, my application was transferred to several people. During this time frame, I was being asked for personal financial information that no other local bank, or Loan Company had ever asked me for. Although I was relaying to the representative from Quicken that the info would be faxed to them at a future date, I was called continuously until the info arrived at their site.
The appraisal was completed and the home did not appraise out at the needed value. At this time, I had asked for a copy of the appraisal in which I did not receive.
After turning my loan application over to the division of Quicken loans that deals with denial of loans, I once again asked for my appraisal, this time it was emailed to me. I had asked this representative from Quicken when my partial deposit would be returned, I was told there was nothing to return because it had cost over $600.00 for the appraisal and other paper work. I was then referred to another representative to hear my complaint.
This last representative changed his tune so many times during our conversations; I was confused as to what was really going on. To summarize, I was told that the conversations I had with former representatives were reviewed, yes they record all the conversations, but only tell you that they are recording it about half of the time. Huh, thought that was illegal. This representative agreed that it was said that the cost of the appraisal and other paper work, would be about $320.00. At first he had agreed that the information was misleading and was going to talk to his supervisor in an attempt to get a refund back to me. . As time and the phone call and emails went on, he stated the appraisal was put out to the appraisal companies in Erie, he continued, at the time these companies were very busy, therefore only two appraisers agreed to take this job and charged them a much higher amount than what was first relayed to me. I called the appraisal office in Erie and asked them, can you tell me why you changed so much for this appraisal, their response summarized, we have a contract and cannot give you specific numbers but yes we charge more for the rental appraisals. . This information was given by me to the Quicken loan representative in whom he replied, you should not be calling them and they should have sent you directly to us with any questions. He also said they really do not know what will be charged by the appraisal until the get the bill! Really, not buying that one at all! He did provide follow up on the paperwork from the billing portion.
Resolution, I never got a penny back and they were willing to talk to the end of time with me, but made it clear they are unable to come to an agreement with me.
Beware, stay aware from this company, what looks like it is too good to be true usually is.
The people they employ are unprofessional?..its my number one complaint about this experience, not the actual job done, even though there were a few questions/issues there as well.
I know it has been a bit since the work was completed, but I have better things to do than deal with unprofessionals and their antics. We have been making sure people know about this in other ways - thank goodness for social media- I loved that it helped us spread the word a huge deal more.
My mother in law is 65 years old as well as on her own and hired DiNicola Contracting to remodel her bathroom?.our biggest disgust, was that the employees tried to take advantage of her because she is elderly- they offered her $2 for an authentic Nolan Ryan autographed picture. This was just one of the many things that they ?offered to help get rid of? including signed baseballs, framed prints, baseball cards, collection of antique foreign beer steins and other items, clearly knowing they were worth more money than what they offered. My husband went over there and was put on the spot by their offers and let them buy the junk that we were going to get rid of anyways, but he said absolutely not to the purchase of the higher valued items.
Once the job was completed my husband had some questions about the work that obviously a 65 year old woman could not answer......My husband called the Owner to ask these questions and mainly to tell him that his employees tended to help themselves and "shop around." When asked the first question, the Owner got really defensive and instead of listening or being concerned with an unhappy customer the Owner asked my husband, ?Who are YOU?? ?Your name wasn?t on the contract, the contract is with your mother?.and she said everything was fine when we left, so I have nothing to say to you.? and proceeded to hang up. My husband called back and asked if he was disconnected. The guy flat out said ?NO. I hung up on you.?, and hung up again. My husband wanted his mother to tell the contractor that he could ask questions on her behalf, and when she called him, HE HUNG UP ON HER. Of course, he had his payment, so what did it matter?
Talk about unprofessional, disrespectful and rude?.and that was the end, never heard anything back?.to sum it up, picking DiNicola Contracting was by far a very poor decision and we 100% regret it!!!

He will rush you into buying any home you set foot into. He will try to get you to picture yourself living in the home and get your 'feel' for the place. Once my wife and I finally decided on a home, things only got worse. He lied to us and hid information from us. As for being a liar, the contract that we were talked into signing said that electric upgrade would be covered up to $1,500 worth. The overall estimate for electric upgrade was around $3,500. He told us vocally (by word of mouth) that what the sellers meant was that they would cover that much and us dropping seller's assist would pay for the rest. When in fact it was not worded that way and that is not what they meant at all. After signing the contract, I took it upon myself to call the electrician who would be performing the work and they said that they were only going to upgrade/fix the upstairs and NOT the downstairs. This in fact indicates that they are only paying for half of the work ($1,500). If the rest of the work was not performed, insurance would not cover it. As for hiding things from us, the bank likes to play head games with us. After the house was appraised, they found 3 problems that were wrong. The foundation of the basement needed inspected, the basement needed mold testing done, and the garage needed a couple nails in it to resecure a board. After we had the basement foundation inspected, we were told that the foundation was ok. Then we tested the mold and it was okay. No mold found. Then we touched base with him and he added ANOTHER (4th) problem that he did not present to us before. This was that the foundation had cracks in it. This was after we had already put money into the mold test and other things. We did not have money left for the fixing and neither did the sellers. What's more important and my point is that, he did not tell us of this problem from the beginning. He also asked us to extend the contract a 3rd time to extend our Closing Date. That part was riduculous. He wasted our time and made things difficult. If he (or the bank) would have told us all the things wrong with the house from the beginning, then there would not be a problem. Since they told us things wrong with the house ONE BY ONE, this was showing dis-honesty on their side. My wife and I backed out of the deal and ended up not buying the house. We are now looking for another realtor who is honest. I witnessed him sell an antique table and chairs, a complete bedroom suit, and would suggest not only browsing his facilty, but if you don't see what you need, ask him if it is available at this warehouse. He is a very reasonable person to work with, so I would say, too, that if you encounter a problem with a purchase, to contact him to get your problem resolved. After the initial contact, I was surprised to learn the Quicken Loans could re-finance a rental property for me with a very low interest rate. I should have known better being that no banks in my area would do rental property refinance without charging me a higher interest rate. The...
Got an appraisal in good time and good price. Once work was started they finished in just one day. Work was subcontracted out though. But was satisfactory and the people friendly.

"It went great! We found Fisher Precious Metals on Angie's List, and after googling them, we found they had very positive reviews across the web. Although it was a 45 minute drive from our home, we felt it might be worth it, and it was. We made an appointment with John via email, arrived at 11:00, and spent just over an hour in his office. He evaluated the sterling silver set we had to sell and gave us what we felt was a very fair price. He'd given us an estimate on the value of the gold coins via email, and although the price of gold had fluctuated since he'd provided the quote, the final price was very, very close to the initial quote. We were happy to learn that they will also buy jewelry, as I have a few pieces I haven't worn in a very long time. We were very pleased with the entire experience and will definitely return to their company when we have gold or silver to sell, and we're happy to recommend them to our friends. One thing to keep in mind is that sterling silver sets are basically worth the price of the silver itself. We knew that going in, so we were not disappointed and, in fact, the price we received was a little higher than we'd expected."

The Erie, PA homeowners’ guide to antique and jewelry appraisals
From average costs to expert advice, get all the answers you need to get your job done.
Home appraisals can come in low, even during an ultra-hot real estate market. Here’s what to do when a home appraisal is lower than the offer you receive.
