If you’re selling a home and the appraisal comes in lower than an offer, you’re effectively getting more for your home than it’s worth. If you’re a buyer, it means you may be overpaying. Some buyers may try to reduce their offer amount to match the appraisal, but if they signed an agreement already at the offer price and the agreement didn’t make the sale contingent on the appraised value, there’s often no option to negotiate. Keep in mind that a low appraisal may push your loan-to-value ratio too high, meaning a lender may not give you a mortgage.

The purpose of the home appraisal determines which party pays for it. You’re generally responsible for the cost if you need to know the current value of your home to refinance your mortgage, though in some instances the lender will pay for it. The buyer pays for the appraisal when they are applying for their mortgage.

You'll notice that many projects that add value to your home involve increasing curb appeal. Adding an aluminum fence improves the style of your yard and the safety levels for pools, pets, and backyard playtime. You can also choose aluminum fence designs with unique ornamental features or paint the fence to match your home's style.

You can be present during a home appraisal, but it’s best to stay out of the appraiser’s way. Make yourself available, but don’t engage or interrupt, and don’t discuss value or your target sales price. If possible, have your agent present in the house instead of being present yourself.

Installing a flagpole can improve your home’s curb appeal, so it will often have a modest positive impact on your property value. You’ll see a much larger bump in property value if you install a custom wooden flagpole than you would if you install a standard aluminum pole. Adding lighting to your flagpole will also have a positive impact on home value, as will trimming trees away from the new lawn addition.
