"We couldn't have been happier with Dixon Teter and his team. When we met Dixon he walked our entire property and made thorough recommendations on how to improve our grading, landscaping, and how to fix our patio. The first job they completed for us was to fix our badly damaged back patio and the job they did was outstanding!! They came back this spring to landscape our entire yard. Dixon was in constant contact with my husband planning out the job and he and his team executed it to perfection. We look forward to having him come back to do our front patio. We would highly recommend Dixon Teter."

"Drew and Andy installed our new glass shower door. No mess/No fuss! everything was done very professionally and quickly. Their appointment time was 12:30pm and they arrived right on time. After installation, they went over everything and answered questions as we inspected the work. While they were here, they also replaced a patio door screed and a window screen. The cost for the two jobs was well under our budgeted amount. We are very pleased with Garrety Glass - Better Living Sunrooms and specifically with Drew and Andy."

"I have a back yard that was hard to use due to poor landscaping, Always muddy after any kind of rain. Called Shertzer Landscape for an estimate to fix landscaping and put in a patio. Ryan was excellent on the phone and showed up on time for the estimate. Ryan provided an excellent option to fix the problem and I was very satisfied with his recommendation. Always very clear communication and the work began on time. Hard working, excellent crew. very good equipment and job was finished beyond my expectations. The work site was cleaned and project was finished professionally. Project was completed on time with no issues. Beautiful Job! I would use Shertzer Landscape again without hesitation and highly recommend them."

"I am EXTREMELY pleased with the concrete. Only three panels of the patio had to be replaced and a step out of the house onto the patio. Don had to retrofit the replaced panels with the rest of the existing patio. The step and panel had dropped and the drain between was going to have to be replaced. Don was meticulous in forming the step and patio panels. The old concrete had been done in a manner that he would not have used. He laid out the forms to mimic a similar configuration and wasn't pleased with it. He came back and redid the forms to bring the concrete up to his standards. It is perfect. He abutted the step seamlessly to the existing stone on the house. The 14 year old drain that took the water off of the patio to the lawn was no longer available and he did a great job retrofitting a new drain with the former drain that is still in the panels that didn't need to be replaced. Don had a partner on our job who specialized in the INCRETE products and he recommended using Spray-Deck. After the concrete had cured, Don and partner applied the Spray-Deck (I was not around so I'm not certain of the process). After the application, we noticed there were inconsistencies (streaks; mish mash of directional lines) in the "paint". First they attempted to put something on the deck to even it out. It minimized the inconsistencies only slightly. They came back and reapplied. The deck still had some, what appeared to be, roller lines in some areas. They decided that the summer heat/sun had been the problem with the paint application and Don came back and reapplied in September. The Spray-Deck looks great now. We are having an issue with pets and children slipping on the patio/pool deck. This is my only reason for giving my quality review a B!! I'm thinking the many layers of "paint" have filled in around the substance used to make it slip-resistant. In all fairness though, I have not contacted Express Concrete yet to discuss with him. (This has just recently occurred to me that it might be the cause or even that it can be corrected.) I'm sure he will help me come up with a solution to this slipperiness."

"He was very courteous, on-time, great communication, completed the work according to the timeline, and installed the windows beautifully. That is saying something too considering these kinds of arched windows are not an easy install. I would highly recommend them; I like being able to support and reward a quality small business like these guys."

"I can not say enough good things about Mike and his helper. He is very professional and does an excellent job. He communicates very well and keeps you informed of exactly what is happening and when he will arrive. He not only did the power washing of the deck, house and sidewalk, but also fixed the patio that was sinking in several areas. He saw that the piping under the patio was cut and replaced it. I am so happy with the job they have done. I am glad I found him. I have a lot more projects that I am anxious for him to complete."

Patios questions, answered by experts

A lanai is a covered patio with open walls, while a Florida room has sides made of mesh screens or windows, with or without partial low walls. In addition, lanais often use concrete or other patio flooring, while Florida rooms may have more indoor-style flooring like tile or wood. Both allow you to enjoy the outdoors without being in the direct sun, but a lanai doesn’t offer any barrier against insects or debris.

Creating a screen room is one of the most cost-effective ways to enclose a patio so you can still use it in the winter. Most screen rooms aren’t insulated, so you’ll need to wrap up warm or use patio heaters in winter. Also, be aware they might not hold up well if you live in a location where heavy snow is common.

The average cost to enclose a patio to create a sunroom is around $5,000, and prices generally range from $3,000 up to $10,000. The price you pay will depend on the state of your patio and whether it needs repairs or additional structural support, the quality of the materials you choose, the size of your patio, and whether you plan to run utilities into and finish the sunroom. The price for a fully finished patio enclosure could run up to around $20,000, while you might pay just $2,500 for a screened-in porch.

In almost all cases, you will need permits if you plan on building a sunroom over your patio, but regulations and requirements will depend on your municipality. Permits to enclose your patio will usually cost between $300 and $1,000. Since navigating local building codes and zoning requirements is challenging—and the consequences of not following them can be extremely expensive—we strongly recommend hiring a sunroom builder to complete the work and pull the permits for you.

Building a sunroom can take anywhere from two weeks to six months. An average-sized sunroom typically takes between two and eight weeks to complete, but more elaborate or larger projects can take longer. The final timeline depends on factors such as the sunroom's size, features, structural requirements, type, and whether it's a retrofit or a new build from scratch.
