Jim was pleasant and professional from the moment I met him. After discussing what we wanted done with the property he provided us with a written estimate of what the costs would be. We accepted his offer. During the process we added extra items including extra cement and enlarging the garage which added to the cost of the initial estimate. During the entire process Jim was easy to work with and had several good ideas. He did what he said he would do and did it on time. His quality of work was excellent. He was responsive and always got back to us whether via email or the phone. He never once ignored any of our phone calls or emails. He assisted us through all aspects of the process including obtaining all permits and calling for all inspections. Jim worked on holidays and never stopped even during some inclement weather we had in September. This was a process that took from June through the first of October due to preparation of the site, waiting for the manufactured home to be built and delivered then completing the concrete work, driveway and garage after the home was delivered. Bottom line my wife and I would highly recommend Jim Steele of Steele Construction and plan on using him to build our shop next year. We did most of our research on line and the final decision for finding our future retirement home would be based on the vist. We visited one realestate agency and we were dissapointed in the agent. The agent did not return calls, did not investicate some properties for us. We steeped into the office Coldwell Banker Sun Country in Prineville. The agent went above the call of duty to coordinate everything. The agent did everything that we asked from personaly shooting photos of the property to coordinateing home clean up after the sale was closed. The agent treated us with the same high energy and respect you would expect if we had purchased a $450,000 home and not a $45,000 home. Super job. Gave me options for rock, paver, and concrete. We chose rock for aesthetics and price. He came back about 3 weeks later on a particularly soggy November day. He and his workman worked all day long building the retaining wall. As it was progressing, I asked for a small change in the shape, and they accommodated this readily. I think they came back a day or two later to finish things up. I paid extra to have them backfill the top of the wall with extra dirt to make room for a planting bed; he recommended a dirt with more sand in it to help with drainage, and I deferred to his experience. However, it appears to me he used only sand, and didn't backfill nearly the whole area I had in mind. Perhaps this was a communication breakdown, but it's not what I wanted, and I'm going to have to do some work to make it look better and get it ready for planting. The overall quality of the wall is decent. It's straight and feels like it'll hold up for a number of years, but the top finish rocks seemed haphazardly placed, and I spend an hour or two afterward rearranging the top row to make it look more finished. We have other rock walls done on our property that cost a good deal more, and look a lot better, but this wall is mostly utilitarian and suits our needs adequately. The coupon: On angies list there used to be a coupon that gave 50% off the total cost of a package deal: which included packing, moving, and cleaning. This was one of the reasons I chose this company: that plus the total time it would take to move my house was less than the other two moving companies I had received estimates from.
Estimate: Came over for an estimate aprx 2 weeks prior to having service. Showed up late - but called first, which is always wonderful. Estimate was for packing of entire house, moving, cleaning, and delivering my stuff to a storage place. Individuals that came to give estimate were two woman, one who I came to find out was the sister of the owner, one in training. Very polite and thorough. Gave estimate as to how big my storage unit should be as well - which was helpful due to me having no idea what size would work for all my stuff.
Packing: When they were thirty minutes late, I called the owner. Apparently there was no record of my move - even though I had been given a schedule of when the packers, movers, and cleaners were going to come, and specified the exact date. The owner said they were going to take care of me. I called back 2.5 hours later - he was still working on it. 3.5 hours later "packers are on their way". Since I am on an extremely tight schedule, I went out - bought boxes - and had 55% of the job done and packed prior to them showing up. The only room that was totally left was the kitchen, and some clothing items since they TOLD ME they would provide wardrobe boxes. When the packers showed up - I was informed that one was the brother of the owner, the other the mother. They did the best they could with packing, but I think they were in over their head - as items throughout the house were left unpacked at the completion of service. Again I had already packed numerous boxes, and everything had been staged in the hours waiting for them to show up. They were surprised to hear I was told they would supply wardrobe boxes.
Moving: When the movers came- they start to immediately move. It was a normal moving process, nothing to report that stood out good or bad EXCEPT the owner told me that he was going to have to call in the movers as no one was available. I came to find out that these individuals who were sent to my house were "sitting at the office" with nothing to do. After helping the packers pack all my stuff, I then helped the movers move the stuff from my house into the moving van. I was an active participant in this process - and although I did not handle any "heavy stuff" I had a dolly, and helped load/unload to quicken the process.
Getting the stuff into the storage unit: The initial estimate the people had given me was unavailable at my storage unit - so I went one size up. THANK goodness I did, as we barely had enough room. The movers told me we were going to unload everything out of the van, and get the big stuff in the unit first. That seemed fine - as by this time I was exhausted beyond belief and just wanted this day to get over. Well, it started to pour down rain. We then frantically got all the 'destroyable' stuff inside, and attempted to dry all the items prior to stacking/packing them into the unit. Again I actively helped throughout this process, not looking over the shoulder help - actually carrying things and being told were to place things, etc.
Cleaning: After finally coming home, I was exhausted, and just assumed my house was up to normal standards. I also was dealing with the coupon issue [will discuss at the end] so I did not inspect. My mistake, I had to hire another set of cleaners - as my renters were moving in the next two days. The worst part was the fridge. I recently bought a stainless steel fridge - worth over 1500 dollars, and the cleaners apparently destroyed the front by using some scrubbing brush [unneeded] and scratching up the surface. My property manager is now working to get that sorted out.
THE COUPON: Even though they were 4 hours late, did not bring the proper equipment, did a sub par cleaning job, and scratched my fridge I would have been okay and they would have gotten a much better review. [Granted, if they had showed up on time my stuff would not have been downpoured on]. When I produced the coupon upon completion of service the mover had to call the owner who said he would NOT ACCEPT IT. The owner - who is the most unproffessional man I have ever spoken to over the phone - accused me of forging it. Clearly it was from angieslist [it had the website address on the bottom of the page]. The kicker is that I did the majority of the packing, and was an active participant in the moving process. At the end of the day - over the phone, because the owner never appeared or apoligized for the h*** that was my day - I just paid what they told me to pay.
I have already contacted Angies List regarding this "coupon" issue, but want to warn anyone looking for a moving company: steer well away from this company."},"url":"https://www.angi.com/companylist/us/fl/jacksonville/big-guys-moving-reviews-6179018.htm"},"position":7},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"ROOFMASTERS","address":{"@type":"PostalAddress","addressRegion":"OR","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"DALE R."},"reviewBody":"I can say without any hesitation they are simply the BEST. FAQs for property appraisal projects in Prineville, OR
An appraisal is an opinion of value, so anything that is expected to boost your home value is likely to work in your favor when it comes to the appraisal. Things like improving your curb appeal, painting, refinishing floors, and taking care of minor repairs are all good investments prior to ordering an appraisal. It’s also a good idea to clear out any clutter and complete a deep clean beforehand to show your property in the best light possible.
Appraisals aren’t required by law to complete a real estate transaction, but it’s unlikely that a lender will allow a buyer to close on a property without an appraisal, so, effectively, they are usually required. Your mortgage lender uses the property as collateral for your loan, and the appraisal is what the lender will base the mortgage on to confirm the value is there to justify their investment.
The average cost of a property appraisal is around $355, but different appraisers in your area could charge anywhere from $250 to $500. Appraisals for larger properties will often cost more, as will valuations for older properties. Appraisers will use homes in the surrounding area to help determine a valuation as well, so if your home doesn’t conform to the neighborhood standards, the valuation will require more work and will likely cost more.
A licensed appraiser is the only individual that can carry out a property appraisal. You should always check to ensure an appraiser you’re considering has the proper licensing from your state. Additionally, since an appraisal is meant to be an unbiased opinion of a property’s value, you should confirm that the appraiser doesn’t have ties to any other party in the sale of the property.
Anyone can hire a property appraiser to confirm the inherent value of a property, but the buyer or buyer’s lender will usually choose the appraiser and pay the individual for their opinion. It’s also not uncommon for the seller’s side in a real estate transaction to hire an appraiser in order to justify an asking price or negotiate a higher selling price.
