"I was contacted by Abraham Torres in the Spring of 2022 to arrange for work to be completed from a bid he submitted on October 5, 2021. The work included completing three concrete aprons, one to replace the damaged attached garage driveway apron and other two were added as an entrance and exit for the shop lean-to. We arranged to begin the work June 21, 2022. He informed me that he and 3 additional individuals would arrive that day and begin prepping and setting up forms on the job site. I discussed with him and agreed to increases in material costs and a change from rebar to wire mesh, which increased the cost to $7000. The job proposal required 4 workers to complete the project in 3-5 days. Abraham and Gabriel spent only spent 1 day prepping and 1/2 day pouring and left their father, Gabriel Sr., and Omar, the younger brother, to finish the rest of the 2nd day. They failed to complete the remaining day(s) as per the estimate. There have been several different issues associated with the marksmanship of JG7 Concrete that surfaced during this project. First, concrete was splashed on the existing adjacent concrete slab in front of the shop door as well as the lower metal shop siding and corner mouldings of the lean-to. I had to purchase Liquid Hammer for $30 to remove the dried concrete splashed on the metal siding and corner mouldings. Secondly, I discovered that either the loader of their John Deere or jackhammer had damaged the bullnose edge of my interior garage concrete. I made it quite clear to Gabriel Jr. that there was absolutely no existing damage along that bullnose edge, other than a small chip under the south moulding. I advised him to be extra careful to avoid such damage while jackhammering and removing the concrete pieces. I subsequently called Abraham to inform him of the problem and requested he repair the damage. He claimed he would do so, made arrangements on two separate occasions to complete the repair, and never did so. My wife and I postponed a trip to Redmond during the second scheduled date and he failed to show, or even call. He’s made no subsequent attempt to complete the repair. Thirdly, Abraham apparently had no plans to backfill along the edge of each concrete apron, thereby leaving the edges of each apron exposed. His younger brother, Omar, attempted to do so the second day by going to Mathews Construction and getting substandard material (filter sand with a considerable amounts of rock) to utilize as backfill. It has subsequently compacted following rain and the grass refuses to take root in the sand. I will now have to hire a landscaper to bring in proper backfill soil to properly shore up the edges of the concrete and allow for proper germination and growth of the missing grass. Lastly, the concrete aprons on my garage and lean-to entrance puddle water. The water puddles on the sections of concrete between the joints and concrete edges because the concrete is pitched away from the edges of the apron and joints toward the middle of each concrete section. Even though JG7 Concrete is now working under a current Oregon Construction Contractors Board license, it was not doing so when they began the project. After they began on June 21, 2022, I discovered their CCB license had expired, even though I had previously made payment of the required 50% of the estimated amount. If you decide to use JG7 Concrete for a concrete project, you might wish to consider the following issues. Mask existing concrete and building surfaces to ensure splattered concrete can be easily removed or be prepared to remove such concrete before it dries. Make sure any damage created by JG7 Concrete to existing concrete or buildings is repaired prior to final payment. Ensure that the project is completed in its entirety. All backfilling and replacement of grass should be completed prior to final payment. Lastly, hold JG7 Concrete to their contract commitment. They should spend the time allotted as outlined in the contract, with the stated number of individuals to complete the project without shortcuts."

Instead, it involves creating holes or tunnels in the ground and then running utility lines through the openings. Boring is less invasive than trenching, but it’s also more expensive.

Most houses are expected to settle over time, but foundation sinking of more than a few inches or uneven sinking of more than an inch for every 20 feet is cause for concern. Any significant or uneven sinking should be assessed by a professional to determine the cause and perform any necessary repairs. 

Mudjacking normally takes between one to three days to dry completely. The larger the project area, the more time it will take to dry. You should not walk on the concrete or place furniture or vehicles on the lifted concrete until it’s completely cured, which a pro can help determine. If you’re polyjacking instead, the polyurethane foam can take just a few minutes to dry, but wait an hour to be sure.

It’s possible to rent the equipment necessary to do your own mudjacking, but we don’t recommend it. Mudjacking involves pumping a precise amount of cementitious slurry under your slab to lift it back into place and keep it there. It’s easy to pump too much or not enough, in which case you may need to call in a professional to help anyway. We strongly recommend against mudjacking any load-bearing slab, as you could easily cause irreversible structural damage to your property if you make a mistake. This is one job where paying for a professional is worthwhile.
