Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation. 

You don’t always need to install a dehumidifier in your encapsulated crawl space, but it might be a good idea in certain instances. If you notice obvious signs of condensation, mold, or musty smells permeating from your crawl space, a dehumidifier can help. It’s ideal for homes in humid areas.

In a worst case scenario, structural damage like rust on metal beams, rotting wood, and swelling on doors and windows can signal moisture problems that would benefit from a dehumidifier.

A vapor barrier keeps moisture out of the crawl space, while insulation reduces the amount of unconditioned air—and sometimes moisture—that enters the space. Coupling a vapor barrier with insulation can help prevent humidity and related moisture damage in a crawl space while also making your home more energy-efficient. Just be sure to use insulation that won’t get damaged from moisture, like rigid foam board or expanding spray foam insulation.

It depends on what caused your basement flooding, the extent of the problem, and the risk of the flood continuing. If your flood is coming from a septic system or sewer line, breathing in the sewer gasses can be dangerous, so you should vacate. If the flood occurs from an ongoing natural disaster, relocating to a safe area might be wise. If you just have a plumbing leak or rainwater coming in, you can likely stay in the house if you don’t have electrical lines down there, but make sure you call in professionals to fix the issue immediately.

A vapor barrier can last over 20 years, but they are vulnerable to pests, flooding, and other natural disasters. If your home weathers a storm or is treated for any pest infestation, make sure to have a drywall pro come check the integrity of your vapor barrier. It’s also important to have a pro install a vapor barrier since improper installation can lead to tears or leaks in the barrier that shorten its lifespan.
