It’s normally possible to stay in a house with water damage, but it depends on many factors. If the water damage is minor, like from a small plumbing or window leak, there’s minimal risk to you and your family members, especially if you catch it early. Major water damage from flooding is more likely to lead to mold growth and electrical issues, which means it’s safer to relocate until you have a professional dry out the area and treat the mold.

Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation. 

If a crawl space isn’t vented, there can be moisture buildup, which can lead to mold damage, easily destroying the foundation of your home. A closed-off crawl space can trap heat, which can be useful in the winter, but can also trap dangerous gases and prevent clean air from entering the home through the floorboards.

Crawl space foundation problems can stem from a few different issues, but the most common are moisture and water problems and soil instability. Moisture and water issues are often a result of poor drainage, which can lead to water intrusion and soil expansion and contraction, leaving your foundation under added stress. A few things can cause soil instability, including poor drainage, karst landscapes and resulting sinkholes, and poorly compacted soil during construction.

Ideal humidity conditions generally range from 30% to 50%, with 45% considered optimal humidity for most homes. If your humidity levels drop below that range, you can turn your dehumidifier off. Additionally, suppose the temperature where the dehumidifier is installed falls below 60 degrees Fahrenheit. In that case, it's best to turn it off and unplug it since cooler temperatures can cause the unit's coils to freeze.
