"It worked to sell our home! We had a great home, that was rather empty, and it helped people visualize how to use the space. We had 24 showings and no offers before the staging, then less than four showings and an offer after the staging. It was worth the money"

"John was wonderfully efficient and timely in his work. We love our new system and are very pleased with how quiet the system works. The price was very reasonable. John also walked us through how everything worked and answered all our questions. Totally happy and would definitely recommend Evergreen to anyone--in fact, our daughter and son-in-law also installed the same system for the garage door at their home."

"I was doing a photo shoot at a clients house,
however the house was completely empty since it was being in the process of
being sold. I decided to call up Homemade Design to see if they could stage the living
room and dining room for us. Amanda picked up the phone and said they would be
happy to help us and gave us a very comparable quote so I decided to go with
them. Their team showed up right on time and got to work immediately. I was
extremely happy with the results.  All of
the photos looked amazing! Thanks Homemade Design! I will be using you again in the
future.

"Once I sent her all the measurements, it took her a little while to get the options back to me.  Overall, they're good designs.  However, they're very simplistic and give general ideas for space planning.  I was hoping to have a better idea for sizes of furniture for the space and some variations on staging.
Jill was very responsive when I did have a question.  I'm not sure how helpful it is to have a virtual design done.  If we lived in similar cities, I'd probably use her again for help with additional designs.

"I purchased my house last summer and it came with a one year home warranty.  Although I had another Heating Service provider do a furnace check up in December and he said the furnace was in good working order, in late March my furnace would not start and stay running.  Since I had the Home Warranty, I called those people rather than calling  back the previous heating service provider from December.  The  home warranty company directed me to the Heating and A/C company - NW Sundance Services.  The provider set the appointment within a couple of days and arrived on time.  He discovered that the vacuum port and flame sensor on the furnace were dirty, so he cleaned them and then the furnace started and stayed running.  He noticed that the thermostat wasn't working quite right and I explained that the furnace often seemed to run a long time, even though the temp was reached.  He said he thought the thermostat was faulty as well and replaced that.  Since the work was covered by the home warranty, I only paid the deductible.  I was pleased with the work.

Home Staging questions, answered by experts

A fireplace can increase a home's value by as much as 12%, with some reports indicating that homes with fireplaces list for around 13% more than the median sale price. Fireplaces are both functional and aesthetically pleasing, adding a charm that many homebuyers find desirable. The actual return on investment depends on the fireplace's size, type, and material.

However, a fireplace can detract from a property's value if it is unusable, not up to code, or in need of immediate repairs. The type of fireplace also matters; custom electric fireplaces and inserts can add value, while freestanding units that can be removed have less impact.

Professional home staging services can vary between companies and properties, but the primary goal is to set up a house with aesthetic furniture and decor to entice potential buyers. Many stagers offer customizable packages, and you can often pay for additional services. Common offerings include:

  • Design and Planning: Color design, planning each room's layout, and professional interior design services.

  • Furniture and Decor: Choosing and renting furniture, decor, and artwork. This also includes the setup and takedown of all rented materials.

  • Arrangement and Organization: Rearranging existing furniture, decluttering, and organizing the space.

  • Ambiance: Creating a welcoming atmosphere with strategic lighting and accessories.

  • Repairs and Maintenance: Minor repairs, home maintenance, and addressing visible issues.

  • Curb Appeal: Improving the home's exterior with services like painting and garden bed management.

It's best to connect with a professional home stager to see what’s included in their specific packages or to request a custom service.

The average cost to stage a home is around $1,800, with most sellers paying between $800 and $2,800 for professional services. However, the total cost can vary significantly, ranging from $500-$600 for an initial consultation to $5,000 or more for comprehensive, full-home staging.

The final price depends on several factors, including the home's size, location, and condition, as well as the number of rooms being staged. Other key cost drivers include whether you need to rent furniture, the quality of the decor, the stager's experience, and the duration of the staging services. The scope of the project also plays a role, from virtual staging and simple decluttering to full-service design, which may involve repairs and maintenance.

To stage your home yourself, clean your home thoroughly to sell, leaving it gleaming like a five-star hotel. Less is best—always clear away clutter and anything personal so buyers can focus on the beauty of the rooms. Prospective buyers will check the closets, so investing in a storage space may be necessary.

Move furniture around, mix fabrics and decor, and de-cramp the room by removing any unnecessary furniture. A fresh coat of paint always helps, as do natural features like plants.

Yes, staging a home really works and can help your home sell faster, potentially for a higher price than if you did not use a home staging service. According to the National Association of Realtors, 48% of seller’s agents reported home staging decreased a home’s time on the market.

Plus, 20% of buyer’s and seller’s agents claimed home staging increased home sale prices by 1% to 5%. Although decluttering and cleaning help a home sell, staging can take your home’s curb appeal to the next level, helping to expedite the process and increase your profit.
