Advanced Vertical Solutions, LLC D.B.A. AVS Elevator is built on the life long experience as a 4th generation native Oregonian and 2nd generation elevator constructor. Frank A. Stalen and his father Paul J. Stalen have spent their elevator careers and lives in the City of Portland, contributing to its local communities. Their combined Oregon history brings AVS Elevator an in-depth study of the elevator industry dating back to the early 1950‘s and an understanding of its place in our ever growing economy and local communities. The birth of AVS Elevator came from a steady decline of the service offered by the industry as a whole. For example, the annual service work load for the average elevator constructor has elevated from approximately 50 elevators to 300 per man and growing. A benefit of being a local, family owned business, we have the ability to set this culture by example and provide the time employees need to foster the culture of giving. Home Inspection questions, answered by experts

It depends on the reason for the sagging floors, but since sagging floors are usually a sign of foundation damage that you could have avoided, chances are your homeowners insurance policy will not cover the necessary repairs. Not only that, but your provider likely won’t cover the actual foundation damage that is causing the issue either, as it’s considered an avoidable type of damage, and negligence isn’t covered by most insurers.

To prepare for a pre-drywall inspection, make sure to schedule the inspection before your drywall (and preferably insulation) is installed, but after all ductwork, plumbing, electrical wiring, and framing are in. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.

Insurance companies weigh the amount of potential liabilities on your property to increase (or decrease) the cost of your home insurance. They will use several factors to decide if there are more chances for peril or injury to take place at your home. These factors include your location (whether you live in an area with high risk for natural disasters), the age and condition of your home, and whether you have any “attractive nuisances”—features that both increase the aesthetic of your home and potential for injury—like a pool or treehouse.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

Yes, new home building inspections are just as important as inspecting older homes. They provide buyers with the chance to catch mistakes, like improper grading or faulty wiring, before they turn into problems. A new home inspection costs about the same as a standard inspection, typically between $280 and $400.
