"I was dreading having to call out someone to clean out my root clogged downspouts. But I was more than pleasantly surprised when Mr. Rooter Aaron showed up. He and his JET Team used the latest technology, a high pressure water jet, to cut the roots out of my downspouts with ease, and I have a very long downspout system over 150' total. They then used a camera to show me where my issues were. Great job team! Professional, courteous and straight up!"

"William did a wonderful job installing an outdoor spigot for us! He was prompt, offered a free estimate & was available the next day. The price was the lowest quote we received, and he definitely did professional, quality work. He even contacted us later in the day to make sure there weren t any leaks or concerns, and offered to come out if anything happens in the future! Wonderful service!"

Water Heaters questions, answered by experts

If your gas water heater is over 20 years old, it should be replaced. Gas water heaters can last up to 12 years and while they can exceed this expectancy if well-maintained, a heater that's 20 years old would require replacement. The heater is unlikely to run as efficiently as a new model and could be more expensive to do so.

We recommend you turn off the unit, the power, and the water supply as soon as you notice a leak. Your water heater tank should have a dedicated shut-off valve located on the cold inlet pipes. If the valve is broken or inoperable, use the shut-off valve to your home's main water supply to stop the flow to the entire house.

Avoid touching valves or pipes directly without confirming if they are hot. Wear gloves and other safety gear to keep from coming into contact with hot levers or components when turning off your leaking water heater.

You can use multiple tankless water heaters, but that doesn’t mean you should. Adding multiple tankless heaters adds considerable cost to your home in both parts and installation costs. Also, you’re adding many more points of failure in the system, making plumbing issues harder to diagnose. More heaters mean more maintenance, and insurers may want a word regarding the increased risk of water damage. A single, larger unit makes more sense in most situations.

While a water heater explosion is rare, it is a serious danger. Be aware of these critical warning signs:

  • Sulfur or Rotten Egg Smell: This is a major red flag, especially for gas water heaters. It can indicate a gas leak, which could ignite and cause an explosion.

  • Leaking Pressure Valve: If the temperature and pressure (T&P) relief valve is leaking, it may not be able to properly regulate internal pressure, creating a risk of bursting.

  • Shaking or Rumbling: Loud rumbling or shaking from the tank can be a sign of extreme pressure buildup.

  • Excessive Heat: If the exterior of the water heater feels unusually hot to the touch, the unit may be overheating dangerously.

  • Rust-Colored Water: This can be a symptom of severe internal corrosion that compromises the tank's integrity.

If you notice any of these signs, especially a gas smell, you must act immediately. Shut off the gas supply to the water heater and call a professional plumber right away to prevent a potential disaster.

Depending on the brand of water heater, you may need to install an expansion tank in order to meet the conditions for warranty coverage. It’s important for consumers to read the fine print of the warranty to see if an expansion tank is necessary. Even if an expansion tank isn’t required for the warranty, it’s usually mandated by building codes—although not for tankless water heaters.
