"went too long...multiple tries for same claim...CHW needs to verify their service partners before enlisting them...as the first one was a fraud (and cut a big hole in kitchen ceiling) and second one did not keep his appointment until we called...third one was very responsive and fixed it property (but by then we had found the source of the leak). Then started the next inning to fix the hole in kitchen ceiling, paid the service fee twice (once for leak repair and then for drywall repair)!"

"The technician emptied the freezer, which was in the basement, to work on the part that needed repair. Then he neglected to put anything back into the freezer, including a turkey I had bought for Christmas and a rack of ribs. Two days after he left, I went out of town for two weeks. The turkey actually exploded and spewed its liquid all over everything, which had to be discarded. I let AHS know and they couldn't even bother to call me or follow up on this. I'm considering not renewing my contract with them because of the quality (or lack thereof) of many of the providers they send."

If your popcorn ceiling is asbestos-free and you are ready for a new look, painting is an option. As long as there is no flaking or other wear, a new coat of paint might be just the thing to refresh the old ceiling. The best way to paint a popcorn ceiling is to use either a paint sprayer or a thick roller to cover the popcorn texture fully. (Do not forget to dust it off beforehand!)

“Note that if you eventually want to remove the popcorn ceiling, a painted ceiling is a labor-intensive job to remove and will cost more,” says Bob Tschudi. “Once painted, the process of removing the popcorn ceiling requires physical scraping as opposed to a spray-and-scrape approach. It’s very labor-intensive, and thus more costly.”

The easiest way to remove texture from walls is the soak-and-scrape method. You’ll need to spray a section of the wall with water and let the water soak in and soften the texture. Then, you need to scrape the texture off using a drywall taping knife. This method works best with unpainted walls since paint prevents water from saturating the textured joint compound.

It depends on the type of texture you’re adding but yes, you can often use a roller to texturize a ceiling. The roller needs to be able to hold enough medium to create some relief on the ceiling but not so much that gravity will pull it off before it dries. Using a roller with a nap between ½” and ¾” will allow the roller to hold enough material to do the trick.

The average popcorn ceiling removal costs around $2,000, but prices can range from $950 to $3,100, depending on the size, accessibility, and whether or not there’s asbestos or lead paint. 

We don’t recommend DIYing this project to save money, but you can DIY the prep work to speed things up. Consider removing furniture, ceiling lights, and other fixtures before the workers arrive on site. To be extra helpful, cover any remaining belongings with plastic tarps and secure them with tape.

In most cases, it is worth removing popcorn ceilings because they are considered outdated and can make a home more difficult to sell. Buyers typically prefer a smooth, modern finish, so removing the texture can increase a home's value and appeal. The necessity can sometimes depend on the housing market; in a competitive market, buyers may be more willing to overlook minor renovations. The most critical factor is the potential presence of asbestos, which is common in older popcorn ceilings and poses a significant health hazard if the material deteriorates. If you know your ceiling contains asbestos, you are required to disclose this when selling, which can be a major deterrent for buyers.
