"Chase looked and conducted himself very professionally. He got to work taking care of my hornet problem. In about 15 minutes the hornets were no longer active. He told me if I saw anymore to call and he would be back. Liked the idea of a 30 day guarantee on his work. I would definitely call him if I have another pest problem."

"They came on time for free basement inspection. They were thorough and took the time to explain everything that needed to be done and how they would do it. The man who came out here (about 50 miles from Buffalo) was professional and friendly. In the end we both decided that, because this job was relatively small, it would be better to use a local contractor or mason."

"Erie Homes completed a basement waterproofing for us on 11/20/23. We were impressed and pleased by the professionalism and communication at every phase of the project. Brandon expertly explained the Erie Homes waterproofing system, sump pumps, materials, and warranty and provided us with a quote and pricing details. Having being burned by projects in the past, we came back with a long list of questions and conditions. Brandon answered every single one, made sure that we were completely satisfied with the terms, and added our notes to the contract. Project manager Gage and the team that came to our home was quick and professional. They periodically filled us in on the progress and communicated any changes or concerns. When the project was completed, they walked us through and made sure we were happy with the work before leaving. Since finishing, we have had several rainy weeks and a completely dry basement. Based on the product, work, and customer service, we will be highly recommending Erie Homes to anyone needing basement or waterproofing work."

"I was impressed from the beginning. The first person who came and inspected told us exactly what would be done, and it was very extensive. It cost a lot but there was a lot of work to be done. The work crew was fantastic, keeping us informed."

Home Inspection questions, answered by experts

It’s a good idea to conduct a DIY attic inspection at least once a year to look for signs of water damage, pest infestation, and damage to the underside of the roof decking. If you suspect any problems, call in a professional to confirm and come up with a solution. You should also hire a pro to inspect an attic before purchasing a home, and you can have an inspection done as a seller to entice buyers to move forward with an offer or purchase.

There are no strict rules for who is responsible for covering repair costs after a home inspection, as the issue is highly negotiable, except in cases of mandatory repairs. Major issues discovered during the inspection often lead to a renegotiation. The buyer might ask the seller to make the repairs as a condition of the sale, but it is more common for the buyer to use the estimated repair costs as leverage to lower the asking price. The seller may agree to lower the price to compensate the buyer or agree to fix the issues before the sale is complete. However, in a competitive real estate market, a seller might refuse to cover any repairs, knowing that other buyers may be willing to purchase the property as-is.

Homeowners insurance may cover shower pan leaks, but it depends on the type of coverage you’re looking for. Typically, home insurance policies cover sudden or accidental water damage, for example, if it comes from a busted pipe or malfunctioning appliance. Damage to a shower pan is usually gradual. A repair or replacement of your shower pan usually won’t be covered by your policy. If your shower pan leak causes water damage, chances are your standard policy—if it includes water damage—will cover the repair.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

In most cases, inspection costs are not included in closing costs. The inspection is usually a standalone expense the buyer or seller covers by choice. Closing costs are normally required and designed to cover other costs, such as appraisal fees, title search fees, and attorney fees.
