"for : a patch, some sealing around vents and finally for a completely new roof this winter when multiple leaks and standing snow convinced me I had to have a roof replacement. For a big ticket item, it was a relatively painless process. Contacting them was easy and and polite (Jennifer!). Evaluating the work needed was a transparent process and explained clearly (Matt). Each time work crews came to my house they arrived when they said they were coming and finished the work in the time specified (Steve). I have nothing but good things to say and recommend them for your roofing project."

"The entire process was explained to my husband and I before they started. Frank the owner answered all questions throughout the process. He accepted phone calls all hours. Each step of the way I received immediate responses. Frank was knowledgeable so was his staff. The workers worked at a remarkable pace, I have 3 roofs, and the Elite staff removed the old roof in 1 day and started to install the new roof. They were finished and cleaned up the next day. The Elite staff did a good job cleaning up and returned the outdoor furniture appropriately. They worked so diligently what a terrific crew. ( I DO NOT want my Number shared or posted"

Roofing questions, answered by experts

The roof overhang, also known as the eaves, does count as part of the roof’s square footage because it must be covered with the roofing material. The overhang is one of the reasons why you can’t base your roof's square footage on the square footage of the house. The roof square footage must also account for the pitch of the roof as well as the eaves.

For homeowners who plan to stay in their homes for a long time or never want to have to deal with replacing a roof again, rubber roof shingles are likely worth the added investment amount over asphalt shingle varieties. While the initial cost of installing a rubber shingle roof will be significantly higher, their long life spans can be worth it in the long term. Consider the curb appeal of a rubber roof, though, as other roofing materials, like metal, can look better and offer even greater value.

Fall is widely considered the best time of year to replace a roof. The moderate temperatures are ideal for roofing crews to work and for new shingles to seal properly. Additionally, autumn weather is often drier, reducing the risk of weather-related delays compared to the rainier spring season.

While spring is also a viable option, the higher chance of rainfall can slow down the project. The main drawback to a fall installation is that it's the peak season for roofers, which can lead to higher prices and scheduling challenges.

To potentially save money, you could consider scheduling your roof replacement during the summer or winter off-seasons. However, both seasons have significant disadvantages. Extreme summer heat can make shingles too soft to handle, while winter's cold, snow, and ice can create dangerous working conditions and prevent shingles from sealing correctly, as they typically require temperatures above 40-45°F.

Asking questions before hiring a roofer ensures you receive the best quality for your investment upfront and in the long term. Roofers with minimal experience, unfamiliar with local building codes, or minimal access to great materials can lead to both structural and financial problems down the line. You should also be able to easily communicate and collaborate with your roofer during extensive projects.

Yes, you should seal and cap an unused chimney to protect it from damage. Sealing the structure helps prevent moisture damage, which can lead to issues like cracks, spalling, efflorescence, and damaged mortar joints. Capping the chimney is also crucial to prevent blockages, damage from invasive critters, and downdrafts, while still allowing for proper air ventilation to manage moisture. For the best results, consult a chimney professional to select the right type of chimney or flue cap for your home. It's also wise to continue with annual chimney inspections to maintain the structure's integrity.
