He didn't provide us with a physical copy of what was expected of him, which was our first mistake. We did however, discuss getting a new toilet, which he did not do. It was a used toilet, which was evident because the tank ran for a very long period of time after flushing, as well as, it looked dirty, not pristine and new as you would expect. Nevertheless, prior to renovations beginning, he showed up unannounced one day to take measurements. I very candidly expressed my irritation for this "surprise" visit to our home. I asked him straightforwardly to always call prior to coming over, as we were in the middle of something and had plans. He seemed as if he understood; however, he did it AGAIN. We were more than clear that we were moving on a certain day and that WE WOULD CONTACT HIM when he was allowed to enter the premises. Again, he did NOT listen. He showed up and actually WALKED into our house without even knocking, as if he OWNED the place, and was looking at our possessions as we had them all around the house preparing to load them. That day was so crazy and chaotic, we let it go, although very irritated and disgruntled at the complete rudeness. In a few days, he finished the work and my husband went to view it. He gave him the last half of the balance, which was also another big mistake on our behalf. We now live almost two hours away, and whenwe returned to the property for final cleaning and completion of tasks, I was not happy. I noticed the toilet wasn't new, NONE of the drywall seams were even caulked! He removed a doorway to the bathroom, but didn't even paint the broken edges when he placed it back in its original position. It was shabby work, even for a rental property. He took NO pride, whatsoever. At this time, we also noticed that our front door wasn't closing properly, but it did when we had vacated! We recalled him mentioning that he had a problem getting the shower stall in the house, but made no mention he removed the door. When he was questioned about it over the phone, he played the deny, deny, deny game. He stated he didn't remove the door, but he would come take a look at it in a few days when we made arrangements to travel back to the house. When that day and time came, he called us instead of showing up, to tell us that he needed GAS MONEY to come, as well as, additional funds to fix something HE broke. I believe he had no intention of redeeming this situation, and took the cowards way out. It was this same day, we also noticed a nice crack in our "new" shower stall! As you can imagine, $2,550 later we were NOT happy. We'll never use him again, nor recommend him to ANYONE. He takes advantage of you if he believes you're in between a rock and a hard place. Very dishonest and unprofessional. "We hired Joe to repair and replace the roof of our bookstore which we acquired in 2021 (a Victorian era brick and limestone building, 100+ years old). The roof is a 3000 sq ft flat commercial roof with latex waterproofing which has been patched over the years, but it’s likely been more than 30 years since major repairs were done. In the ensuing years, ice and snow have produced damage, and we saw major leaks by the winter of 2023. This damage was primarily in the boards (under the waterproofing) and ceiling rafters. Where possible, Joe made repairs, but where necessary, he replaced all materials. He added new insulation and new latex waterproofing throughout, He jacked portions of the ceiling rafters and repaired or replaced here as well. It was a huge and difficult job. He did excellent work. We are very happy with his work. As far as we’re concerned, he saved our bookstore."

FAQs for painting projects in Oneonta, NY
You should paint your home exterior every five to 10 years, on average. Climate and surroundings can affect how well paint holds up. Wood siding will likely need a fresh coat of paint every three to seven years. Paint on brick tends to last about eight to 17 years, on average.
Professional painters charge $20 to $50 per hour, on average. Hourly rate cost factors include the complexity of the paint job, the type of paint, the height of the walls and ceiling, and the type of prep and repairs needed. For example, removing wallpaper costs an additional $3 per square foot because it can be very time consuming and labor intensive. Your location will also impact the hour rate.
To estimate the cost to paint interior walls, multiply the square footage by the average price range to paint interior walls, which is $2 to $6 per square foot. For example, a 12-by-12-foot room with 8-foot tall walls is 384 square feet, meaning that the cost to paint the room will range from $768 to $2,304. Painting the ceiling and any trim will add to the overall cost, as will any repairs.
To calculate the square footage of a home exterior, painters multiply the length of the wall by the height of the wall to be painted. Then they add the total square footage for all of the walls to be painted. To calculate the price, they multiply the total square footage by their cost per square foot to prep and paint. Additional costs may factor in such as repairs, additional trim, and walls higher than the first story.
The cost to paint the exterior of a house ranges from $1,900 to $4,500 or about $1.50 to $4 per square foot, depending on the size, height, and complexity of the home layout. Other cost factors include your location, the type of siding (e.g., wood, aluminum, brick, stucco, etc.), and the kind of paint (e.g. oil-based, latex, acrylic, etc.). Painting the trim a different color or painting intricately designed trim can also increase the cost.
