Stucco is considered a type of cladding because it includes a built-in ventilation layer, a weatherproof membrane beneath that, and, often, a layer of insulation to improve building efficiency. The multiple layers of stucco—the scratch coat, the brown coat, and the finish coat—also create a more complex building membrane, so it’s more accurate to call it cladding. Environmental factors such as climate, humidity, moisture, and UV exposure can all play into how long cladding lasts.

On average, EIFS costs more than traditional stucco, both due to its complex materials and tricky installation. You'll pay between $7 and $9 per square foot for traditional stucco installation and $8 to $14 per square foot for EIFS.
