"I needed stucco repair work on an old chimney (and other spots). Grady was meticulous and thoughtful on what approaches and materials would work. Throughout the project they allocated sufficient time for each treatment to cure and inspected the work before proceeding to the next step. Grady started the project with no money down and only required ongoing payments for materials until the project was well underway. The final payment was due only after they did a final inspection. Total project cost was also below other bids."

"We hired Marc and Parlor City Construction to enlarge our living room, by installing a LVL beam in the ceiling, replacing/rerouting electric outlet, reworking our floor to match and drywall and plaster our entire living room ceiling. The job was completed very professionally, on time service and at a reasonable cost. Each and every employee of Parlor City Construction was professional, congenial and trustworthy. To repair damaged exterior stucco, you’ll first remove all loose and crumbling material from the damaged area. You then need to thoroughly clean the area and dampen it to ensure proper bonding. After that, you’ll apply a bonding agent to the repair area, then apply new stucco in layers, allowing for curing time between each layer. The final coat should be textured to match the surrounding stucco pattern as closely as possible. Once fully cured, the repaired area can be painted to match the rest of the wall if needed.

If your windows are losing efficiency from wearing out or experiencing leaks on rainy days, it may be time to consider replacing them. Window replacement costs run between $180 and $410 per window but may be on the higher end for homes with stucco siding since stucco will likely require more time and special tools for replacement.

Stucco repair can best be described as a patch. It involves identifying the problem and fixing that specific damage with additional stucco. If no mold infiltration or an underlying leak is causing the damage, repair is most likely all you need. 

Remediation, on the other hand, involves removing the existing siding, fixing the underlying cause of the damage, and then reapplying stucco siding for that wall. It’s a more permanent fix that takes longer to complete and, hence, comes with a steeper price tag than repair.

Stucco will dry in two to three days, but you should wait one to two months to allow it to cure fully before you paint it. The curing process is slow, but leaving the material exposed to air and natural moisture will help it reach its maximum strength. If you live in a hot, arid climate, wait a month before painting. Wait two months before painting if you live in a more moderate or wet climate.

The length of time shouldn’t matter much if you stick with lightweight Christmas lights and similar decorations. Those shouldn’t pose risks to your stucco. You should avoid attaching anything to your stucco that could fall because it’s too heavy, which may take part of the stucco with it. Some methods, like using double-sided tape or adhesive hooks, will naturally wear out over time and lead to falling lights, so don’t expect to leave these lights up year-round.
