Warren Engineering has been specializing in building and home inspections for over 35 years. We have performed over 70,000 home and commercial inspections: far exceeding any other area inspection firm. We are the mostly highly regarded home inspection consulting firm in the Rochester NY area. Most inspectors are licensed by NYS to perform Home Inspections. So are we. But, we are also licensed professional engineers. We also have a registered Architect on staff . As P.E.s we are recognized by NYS to attest to the structural integrity of a building. Home Inspectors are not permitted to provide such an analysis. Our evaluations are also accepted by FHA and HUD. Why hire just a Home Inspector, when you can hire an Engineer or Architect to inspect your house? Our reports are detailed narrative reports that specifically describe our findings in an easily understandable manner. Digital photography is also utilized to enhance and personalize the report. Other home inspection firms will provide a more general and “boiler plate” check sheet format, usually provided by a franchise organization. Don't be fooled by excessive fluff and inflammatory language in a report. Instead, trust common sense and factual information. We work for you, and only you! Although we enjoy a great reputation with the real estate community in the Rochester area, we understand it is the home buyer that we must serve. Warren Engineering does not have any financial bond with real estate companies, including payment of advertising fees in exchange for referrals. We will never compromise the service we provide to you! We look forward to serving you! Additional DBAs - Larry H. Warren PE, Warren Larry H PE PC.

"Inspection was for a new build 1 year checkout. The inspector didn't find any major issues (which is what we want right!?), but he did find some minor issues we could have the builder resolve. Stuff like a vent that had disconnected in the ceiling cavity so they were things we would want resolved. He had feedback for care of some other items that we should be managing now to keep working well for the future so I feel the cost was worth it for not only those things he caught, but also the peace of mind that we don't have major issues missed. Inspector was punctual. Delivered a paper summary report from his walk through upon leaving and sent a digital more verbose copy through email over the weekend so we had everything pretty quick. In hindsight I would have brought them along for our early build inspections as I'm sure they would have caught some items we had to have fixed during our first year that could have been avoided. No one was perfect, but the issues seemed to be present enough in his mind that he saw what happened and had recommendations to improve beyond what the builder did for more lasting repair."

"I could not be happier with the service and the work done by Anthony. I thought the wood floors were beyond repair and he proved me wrong. He was able to replace the damaged pieces, sanded and stained the floor and I can’t tell where the new pieces were installed. The kitchen floor had the LVT flooring installed and he cut the corners and angles so well, it looks amazing. Thank you Anthony!"

Mayo & Son Painting has been a family-owned and operated business since 1997. E.J Mayo created the business in hopes to someday pass on the trade to his sons. The long standing tradition of painting started with E.J ‘s grandfather who was a sign painter and his father who owned a painting company in Colorado for many years. The trade has been carried on by many, with a brother and brother-in-laws also owning their own businesses. Starting young, E.J worked for his father’s business learning the basics of the trade, and in the early 90′s, E.J moved to New York and decided he wanted to pursue the dream of having his own business as well. In 1997 E.J went after that dream and has been working hard since to create a successful company based on craftsmanship and long-lasting relationships with his clientele. Whether your project requires painting a single home or an entire sub-division, our Rochester painters have the experience to complete the job with incredible professionalism. To ensure superior quality for our clients, we only use the best available paints and products. We never leave our clients with a mess to clean up when we have finished painting. Our Rochester painters make certain the area is left in a clean and orderly state. Before we consider a project finished, one of our quality control inspectors will do a final walk-through with the homeowner to make sure our work meets or exceeds.

Epoxy Flooring questions, answered by experts

You can buy inexpensive kitchen flooring off the shelf at most home improvement stores with the best prices offered by big-box chain stores. Be aware, though, that not all flooring materials are suitable for DIY installation. Most flooring contractors can buy your flooring at a discount, so be sure to check with your contractor before buying your flooring materials.

To prepare a floor for a steam mop, it’s essential to vacuum or sweep the floor thoroughly to remove dirt, dust, pet hair, and other debris. Skipping this step can lead to streaky results and may cause you to simply spread grime instead of removing it. Worse, hard debris can scratch or damage delicate floors like hardwood or laminate. Proper prep helps ensure a truly clean and protected surface.

Now that you know the true pleasure of a squeaky-clean floor, you’re probably wondering how to keep floors clean between mop days. Here are the best tips to keep your floor looking spotless:

  • Give floors a quick daily swipe with a microfiber mop.

  • Keep a spray bottle of your cleaning solution on hand to use as needed.

  • Sweep daily and vacuum once or twice a week.

  • Clean up spills and messes as soon as they happen.

  • Place a doormat at each entrance to your home to reduce mud tracking.

  • Consider enforcing a “no shoes inside” policy.

  • Wash your pet’s paws before letting them back inside.

Carpet density refers to how closely together the fibers of a carpet are stitched into the carpet backing, with values ranging from 1,000 to 7,000. A carpet density value of 3,000 or higher is considered best for most homes, especially in high-traffic areas, such as a living room or dining room. If you’re comparing two carpets made of the same material, a higher carpet density can indicate better durability and longevity. However, carpet density is only one of many factors that can help you determine a carpet’s quality.

There could be several reasons why your carpet padding has adhered to the floor. Some of the most common reasons include:

  • There was intentional gluing or stapling to the surface.

  • The polyurethane and floor bonded over years of wear.

  • Pet urine, spills, or other substances leaked through the carpet and created a sticky surface.

If the carpeting in the home has not been changed in a long time, clearing off the padding underneath could be difficult. Pet urine can wreak havoc on carpeting and the flooring underneath. If you plan to reinstall carpeting, remember to use proper cleaning techniques for removing pet urine odors to prevent future problems.
