to Vision's shoddy management practices, poor tenant relationship skills, lack
of standards, and negligent maintenance practices to date we have lost over
$2700 in damages to the property and three months vacancy and lost rent. In May
of 2012 we hired Vision Property Management to take care of our rental property
while I was deployed. Instead they allowed the tenant to damage the property.
When we signed with Vision Property Management our property was in good
condition with grass in the front and back. After having one tenant in the
house while under Vision's care there is over 2 thousand dollars worth of
damage from the tenants. Five facets were damaged and leaking with one section
of dry wall had to be repaired due to the mold growth, one of the damaged
facets was the front frost free hose bib. The plumber verified from the amount
and age of the corrosion that the damage was done last spring. The entire back
yard is weeds with no grass. The spindles for the deck railing were broken, or
obviously knocked off and put back crooked, security system had the power line
cut and the sensors removed. Chip in the window from either a BB or rocks.
Multiple satellite systems cables were drilled through the brick and siding
with out authorization, pet urine in multiple rooms despite there being a no
pet policy on this property. All of this plus more damage was done to the
property while under Vision management, yet Vision never once gave them a
notice to cure or quit. Also we found out that these Tenants were ones who my
wife had found and started discussion with about renting the property prior to
us signing with Vision. Yet in-spite of us finding and bringing the tenant with
us Vision charged us "advertising fee" and claimed they found and
placed the couple we brought. We have maintenance warranties for the property
and appliances in it and Vision said they would use the companies we had the
warranties with. Instead at the first call of tenant doing damage Vision sent
their repairman and changed us for it. After that Vision reported to us a leaky
facet. We told Vision to call the plumber we had the contract with and have the
repair done. They never did have it repaired. A month later when we were having
other work done the tenant approached my wife and we found out the facet was
never fixed. My wife called and had the plumber fix the facet within a day or
so. From when spring first came we had to call Vision and repeatedly and tell
them to have the tenants cut the weeds down from in front of the property. We
had to repeatedly call for almost three months before the weeds were only kinda
taken care of. Vision repeatedly remarked "whats the issue?" I had to
call constantly from overseas during my deployment. Because they would talk
rudely to my wife. On one call from overseas when I asked a simple question
Cheri told me they quit, and she did not have time to constantly be antagonized
over property management questions, I talked her into not quitting. In November
2013 Cheri from Vision contacted me and told me and my wife the tenants were
going to be late on their payment because he lost his job. My wife said don't
give them a three day notice because of the hardship they are going through. I
called and talked to Cheri and said the same thing. She gave them the notice
anyways against our wishes. The tenants subsequently moved out with out any
notice, and during the property walk through with obvious damage Cheri marked
the property in excellent condition and wanted to give the deposit back. In the
insueing discussion Vision blamed my wife for Vision's lack of involvement and
management, Cheri became belligerent to the point that had to tell her not to
talk to my wife that way. Again Cheri quit, claiming that we said she was
lying, that we didnt trust her and many other falsehood that we had never said.
Prior to makeing this complaint I called to talk to the owner of vision about
this and resolve it i was told Cheri was the owner.

Very very happy with his work.

We had 6 wooden dining room chairs which were my grandmother's (so at least 60 years old, as she died at 90ish); wooden backs, seats worn through and what appeared to be kapok stuffing falling out here and there. Not particularly good quality chairs I don't think, but of sentimental value to me. We also had another, nonmatching wooden chair which I wanted reupholstered in a matching fabric. All had dings and scratches and occasional loose joints, and we had put sticky felt on the bottoms of the legs to avoid scratching our dining room floor.
I telephoned to ask if he could do the job, phone was answered promptly and pleasantly by Mr. Hayden himself, appt made for us to bring chairs to him the following day (a Saturday in early June 2013). I did not have upholstery cloth picked out, he said fine to get it elsewhere (he could tell us how much needed after seeing chairs) or he had some we could look at. Address he wanted chairs brought to was different from that listed as Havenhouse Upholstery on Google (it appears on Google as Havenhouse all one word); appeared to be his home when we got there. He had a furniture-filled workshop in his back garage which is where we dropped off the chairs; he had about a dozen different rolls of upholstery cloth of different patterns/fabrics in the back of his minivan and we chose one we liked from that selection (I am perfectly happy with what we chose, but do not consider myself a picky shopper in matters of style -- durability and stain resistance more important as we have kids, and he recommended some of what he brought as more durable than other fabrics, we chose from those). Estimate was $575 for reseating/upholstery/stain guarding and $200 for repairs to chairs (he said refinishing was not recommended for chairs like these, and that was not our focus anyway), paid by check $250 deposit. He said it would take several weeks.
Late June I called to check and let him know we would be unreachable for a week, he said he was almost done. As arranged he called me after we returned to arrange pickup, appt made for next day. He stated repairs had been more extensive than estimated and would be an extra $75 (I made no quibbles). Place to pick up was another different address. I had to call to confirm address twice (trouble entering into GPS) but each time Mr. Hayden answered right away himself and was immediately helpful. and quot;Haven House Upholsteryand quot; or similar not seen on signage of building at that address when I arrived so I phoned; he drove to where I was (took 1 minute) and led me back to a storage unit containing a workspace and lots of furniture including our chairs. He helped me load up and I paid remainder by check to him personally, receiving receipt with both Haven House Upholstery and his name at the top which lays out work done nicely but does not include tax line (I have to assume sales tax was included in the price).
Quality of the work: seats look great, very comfortable to sit on with good firm/soft balance for both me (short and fat) and husband (tall and thin), fabric fits tightly and is beautifully folded over corners and evenly trimmed underneath, a lot better than the original seats even before they wore through. The fabric we chose had a herringbone pattern which would show minor faults in alignment easily and this was perfectly aligned on each chair. Wood had greatly diminished ding/scratch appearance, still present (as expected) but have to look a lot harder to find them. Joints very stable now, no leaked glue visible (if he used glue; I didn't ask how he made repairs). Unasked, he had replaced the sticky felt pads under each chairleg with the same color and thickness we had used.
Overall, I am very pleased with the work quality. Timing and what would and could not be done was all accurately explained in words I could understand. Cost was a bit more than original estimate but I believe the chairs deserved this as he hadn't tested the joints a lot before making his estimate, and this is not a visible problem. I had expected more of a storefront experience given the name and quot;Havenhouse Upholsteryand quot; but reaching and dealing with Mr. Hayden was easy at all times. My only concern is the lack of evidence of having paid sales tax on the receipt, which I did not notice until I got home. I would use him again if needed; he seems to be a real craftsman who cares about quality and that is well worth putting up with a slightly less-than-slick business demeanor.

Once in their shop, we assumed that they would inspect and access the necessary work to repair the appliances. They just started working on them without providing any time or cost estimate or even to tell us what was wrong. After about a week, I was told that the 2-drawer refrigerator was repaired but they were still working on the ice maker. I had asked if they could at least deliver the refrigerator and was told that they can not (or would not) deliver them separately. As months went on, I would call with regular frequency to find out the status only to be told that someone would call me back later. Of the two dozen times I called over the almost 6 months they had the appliances, only 2 phone calls were ever returned. Eventually, I called one Friday at 4:30 p.m. and got an answering machine telling me that they were closed and their hours were Monday through Friday, 8-5. I left a scathing message saying that I was fed up with the lack of returned phone calls and information and insisted that someone call me back the following Monday. As expected, Monday came and went without a phone call. Finally on Tuesday, someone called me to tell me that they appliances were fixed and ready to be installed and that someone would call me Wednesday or Thursday to set up a time to install them as well as give me a cost. As expected, no phone call was ever received. We didn't know when they were going to arrive on Friday as they never called to let us know and after re-installing all the appliances, demanded to be paid on the spot for an amount we had no idea what was going to be. Luckily we had the money to do so, but if you don't happen to have a spare couple thousand dollars in your account when they show up, you might be in trouble. Absolutely horrible experience and torture to deal with."},"url":"https://www.angi.com/companylist/us/ny/hudson/ackermans-appliance-reviews-2192563.htm"},"position":8}]}

Whether the leather repair is worth it depends on the extent of the damage, the cost to repair, and the value of the leather item. If the leather is part of an item that’s very expensive to replace, then attempting to repair it may be worth it. Also, if the leather piece holds great sentimental value, it’s worth restoration or repair, if possible.
Most leather sofa repairs cost between $100 and $400. A small repair, like a single scratch or tear, may cost between about $100 and $150. However, larger, more complex repairs that may require total reupholstery can cost up to $4,000, depending on the type of leather, the build of the sofa, and the time required to complete the work. A leather repair specialist will provide an estimate based on the specific project and its damage.
Leather patches can last anywhere from two to 20 years, depending on use, maintenance, and the environment the leather is in. The longevity of the leather repair also depends on the nature of the original damage and the repairs required. Consult a leather repair specialist about how to make your leather fix last as long as possible.
It’s possible to repair damaged leather as long as the damage is not too severe. Professional leather repair specialists can fill, smooth, and refinish damage like scratches, cracks, and other damage by color matching the rest of the leather. Leather repair pros can evaluate the damage and recommend a plan for repair or replacement. If the leather is on furniture or another item that’s difficult or impossible to replace, repair is the best option, even if the repair does not match perfectly.
When deciding whether to repair your leather furniture or not, consider a few advantages and disadvantages:
Pros
Less expensive than buying a new piece
Extends the life of the leather before replacement is necessary
Makes your leather item look like new
Some repairs are relatively easy
Cons
Some repairs may be costly
Damage may not be repairable
Repairs may not blend perfectly with the original leather
May need to leave the piece with a repair expert
