"Profine Construction is terrific. Eric was extremely responsive and attentive from our original estimate through completion of our project. He provided alternatives to either repair or rebuild the brick steps in the front of our home, while offering advice but making clear that he would take care of us either way. We ended up rebuilding and the steps and railing seamlessly match our home, including a difficult to match brick and pattern. The job was done right and we would absolutely work with Profine again."

Masonry questions, answered by experts

If you own a pre-1940s brick or brownstone property in Newark, masonry work is an ongoing requirement. Look for visible signs of damage like efflorescence, spalling brick faces, and mortar joint erosion deeper than a quarter inch. Homes in flood-prone areas, like the Ironbound district, are strong candidates for foundation waterproofing. Check local guidelines if your home sits in a designated historic district before planning alterations.

Helpful?

In older Newark row houses, masonry walls serve as load-bearing elements, so any masonry work directly impacts your framing and rooflines. If you live in a pre-1978 home, disturbing surfaces releases lead dust, triggering strict NJ protocols that impact your HVAC system. Foundation changes redirect water toward basement electrical panels. Always check for embedded gas lines and plumbing before starting projects to avoid damaging critical utility systems.

Helpful?

Build your inspection routine around the distinct seasons in NJ. Conduct your primary inspection in March or April to spot new freeze-thaw damage, cracked joints, and efflorescence. In June, check chimney caps and caulking before summer thunderstorms hit. Complete all active masonry work and repointing by October before temperatures drop too low for proper mortar curing. During the winter months, simply photograph any visible damage for spring repairs.

Helpful?

Prioritize a thorough chimney inspection and repair, as deteriorated mortar and failed flashing cause significant issues in older Newark properties. Next, hire a professional to assess mortar joint depth across all exterior facades and repoint any deteriorated areas. Finally, evaluate your foundation parging for cracks to prevent moisture intrusion. Always secure the appropriate permits for structural masonry work before you begin any major property improvements.

Helpful?

You should keep cold-weather application materials on hand to address damage from the frequent freeze-thaw cycles in Newark. For historic brick and brownstone, stock up on softer lime-based mortar. Harder modern cement causes surrounding historic brick to spall. Because of local stormwater challenges, maintain a supply of waterproofing and parging materials to protect your foundation walls during the spring thaw and heavy summer storm seasons.
