Steel Penn is a Home Improvement Company serving both residential and commercial accounts. Our men are skilled in all areas of interior and exterior construction from building decks and porches, to window and door installation, to bathroom and kitchen remodeling, etc.

"I signed a contract to have my ipe deck power washed. While it was advised to stain at the same time, I chose not to have this service done by this company at this time. The work done was incomplete, the deck had areas that were not cleaned and the railing which is a softer wood, shredded on many spindles. There were areas of the railings that seem to randomly be sprayed and had inconsistent markings from uneven strokes. I initially spoke to Frank about this by phone. While most of the main deck was done well, and in my opinion was completed/clean, the areas stated above were not acceptable. I was told that he would send someone to the house when he was in the area. Two of our neighbors then remarked at how unsightly the job was upon entrance to the yard. I then sent Frank an email with pictures. He responded right away asking to come the next morning to see the job. The owner, Frank was rude and condescending, taking no responsibility for the quality of his work. He accused me of lying about the initial contract, saying that I crossed out staining the deck on the agreement when in fact I only signed to have it cleaned. I was shocked and disappointed at his behavior. He said that he told us the deck would look terrible-(that is his subjective opinion about cleaned ipe) the areas that were cleaned did look the way I expected, and in my opinion looked the way I paid to have them done, clean! He was not able to hear that, and as he instructed my husband to go in the house because he did not like his behavior, I asked him to leave my property, which he did. In the end, the young man that was left to try and fix the job, was very kind and did greatly improve the work especially the dirt left on the deck. He explained that he would sand the rails but in the end did not have the correct sandpaper or the correct nozzle to get to the small spaces. The owner said he should clean it as hard as it could, even if all the wood splinters. Fortunately the young man had better sense and did his best which did not include further damaging the wood. Seventy percent of the payment was made and they are returning payment for the remaining 30 percent, they don't want anything to do with me. Thankfully I feel the same."

Dock Building and Repair questions, answered by experts

If your boat dock and seawall appear to be failing at the same time, taking on the projects together may be easier from a permitting perspective. By doing a big project, you can ensure that everything in your property is safe and up to code. Depending on the size and condition of your boat dock, average boat dock repair cost can range from $834 to $5,432.

In most areas, dock builders need some type of license. In some states, only a general construction license might be necessary, while a marine construction license is required in others. You can check online to see which is mandatory in your area, and then you can use Angi’s contractor licensing tool to make sure the company holds the proper license. Since dock construction is inherently dangerous, confirm with your builder that they are fully insured for everyone’s protection.

Docks can last between 20 and 30 years, provided regular maintenance has been performed. Upkeep tasks like staining your dock annually to prevent water damage, repairing broken elements quickly, and using dock covers regularly will help extend your dock’s life. Your dock is likely nearing the end of its lifespan when it shows signs of rot, rust, and foundation damage.

Bulging walls, cracks in the seawall's top or side, and the appearance of a seawall "pulling away" are all signs that you need repairs or reconstruction. The area around the seawall can also provide clues. For instance, you may notice water bubbling over in areas of your yard if your seawall has holes or cracks. The soil around the seawall may also appear to be sloping or sinking.

Boat docks need maintenance every year. Get an inspection at the end of each warm weather season, and remove the dock from the water if possible (if it’s made of wood) when not in use. You can also treat the wood to lessen the impact of moisture damage.

By submitting this question, I acknowledge and agree that Angi may publicly display my name, city, state, and question on the website for professionals and others to see.
