Grade A Home Inspection is the reliable choice for your inspection needs. We understand that buying a home is one of the biggest investments you can make and treat every home as if it were our own. We even offer a one year warranty with every inspection. My name is Dustin and I am the owner and inspector for Grade A Home Inspection. I have over 12 years of residential construction experience, I am certified with the International code council for residential inspections and I am also an InterNACHI certified inspector. By day I work as a building inspector for the city of Bellevue permits department. I inspect new homes as they are built to code from the footings to the final. Then I perform my home inspections afterwards in the evening and weekends. Inspecting homes is all I do. Give us call to schedule your inspection today!

"Just great work and very professional..."

Grade A Home Inspection is dedicated to giving each client an extremely thorough inspection of every aspect of a home and all of its components. Our inspections come complete with a detailed report and pictures. We encourage our clients to attend the inspection or at least be present at the end so that we can give them a complete walkthrough of the home and explain anything we found. My name is Dustin Sheldon and I am the owner and inspector of this company. I started this buisness in February of 2017 after completing the (AHIT) American Home Inspectors Training course and becoming a certified inspector. Prior to taking this class, I have had over 12 years experience in residential construction. I also recently passed all the exams to become an InterNACHI inspector and am certified through them as well. InterNACHI provides continuing education which will help me to keep improving our services and educate our clients about their home. Rachel Gares is my assistant and fiance. She assists me with booking appointments, bookkeeping and marketing. Together we make a great team and are both dedicated to making sure our clients receive the best service possible.

"Dustin was recommended by our realtor and I couldn't have been more thankful for the suggestion! I was very appreciative of the way he took the time to professionally explain his findings to me in an easy to understand way that made me feel a part of the inspection process which was great as a first time home buyer! Thanks Dustin! Will recommend for sure to any of my friends looking to buy it sell."

Home Inspection questions, answered by experts

Yes, you can negotiate repairs after a home inspection. You can talk to the homeowner about either completing any repairs or deducting the cost of those repairs from the price of the home.

Living in a house with smoke damage could be safe on a temporary basis, but it depends on the severity and type of smoke damage. If you have major smoke damage or soot present from a fire, you should relocate to keep you and your family safe. Breathing in soot can cause respiratory issues, and it can contain carcinogens, so move out until you get professional remediation done. Your insurance company may cover the cost for alternative housing while your professional works.

Whether or not to buy a home containing asbestos is ultimately a decision for the homebuyer, and there are several things to consider. When in good condition and contained, asbestos is unlikely to present a health risk—it’s when those tiny fibers are loose and airborne that they become a problem. Consider any renovations you plan on doing to the home that could disturb existing asbestos and the cost of removal. If an inspection finds asbestos in a home on the market, you could negotiate with the seller for a lower price, though this isn’t a sure thing.

Yes, many repair services offer chimney inspections to ensure proper airflow and fire safety compliance.

Pipes should be inspected regularly so you can catch any red flags early on. Common issues that you might run into with your pipes include clogs, damage like cracks and leaks, corrosion, or other signs of wear. When you stay on top of an inspection schedule, you'll avoid costly problems like burst pipes.
