This is the second house Mr. Wayman inspected for my family. Thank heavens we found him! Don't ever trust the inspector that the real estate agent chooses because they would not be independent in their evaluations. They just want the commission for the inspection. However, Mr. Wayman was incredibly thorough. I've rehabbed several houses, so I'm a DIY when possible. Mr. Wayman let me tag along with him so he could comment on what he was seeing, and also what would require a licensed pro. I feel much safer knowing what condition the many systems (electrical, plumbing, foundations,etc.) are in the current house I am buying. It helps to calculated future expenses. Many kudos!

We are very pleased with the home inspection and radon testing services that Greg offered us! We received a super-thorough inspection report that's helping us improve the quality of our 1950s-era midtown Omaha home. And as first-time home buyers, we were a bit overwhelmed with all the moving pieces of financing and closing on a house. Greg did an amazing job on our home inspection, he found so many things we wouldn’t have known to look for at all and saved us so much time and money finding all the flaws and problems with the home, in addition to even finding some pretty dangerous fire hazards so we can fix those before we move in! All that while being incredibly friendly and personable, and he even invited us to join him for the inspection so we could see everything in person that would be on the report! He then completed the 42 page report the night of the inspection, which we highly appreciated having that back so quickly to begin immediately fixing what needed it before closing on the house! Then on top of that, Foundation 2 Rooftop’s website had an entire page of recommended quality contractors that was easily organized by Trade/specialty so we could find the best team to complete the work that we needed done, and that was much appreciated! Absolutely would recommend Greg at Foundation 2 Rooftop, and I will be using them again in the future for my next home purchase, wouldn’t want anyone else but them!

I got in contact with Greg by E-mail. He basic said I was lying about what else was found, and that he was not there to inspect the doors and windows. While in fact I did order an inspection of all three, he still missed a lot of the siding issues. He went on further to say he was done with me to quit wasting his time and to never contact him again. I find this so unprofessional of this person and of the company he represents. The fact I found this kind of company on Angie's list is also disturbing

"You know you're in for a treat when you step out of your truck and the guy tells you he's trying to sue multiple people. I should have got back in my truck right then and left. The signed inspection agreement that [Member Name Removed] signed is titled "Siding Only Inspection Agreement". Under Scope of the Inspection which is the 2nd paragraph it states: "The inspection to be performed for the Client is a non-invasive physical examination, performed for the fee set forth below, designed to identify material defects in the siding ONLY." I inspected the siding. He then tries to get me to look at the 2 doors which I looked at real quick casually and pointed out that the front door was out of alignment and warped...that it needed to be replaced. As I'm leaving, he tries showing me minor irrelevant issues with his vinyl windows. I didn't inspect them and I told him the windows weren't part of the inspection. After providing the report, he tells me that I missed all these things with the windows and doors. Seriously!?!"

Rick Wayman did an impressive job covering just about every system in our house. My engineering background did put his work under scrutiny and he really excelled ! Plumbing, electrical, and all building parameters, materials, construction, he would also offer opinions on some life expectancies of home HVAC, which is so valuable to have. Extremely thorough, precise and methodical, he also has a great list of home improvement vendors. Well done Rick.

Here is the deal. As a home buyer I want a home inspector who is not only competent, but that works for me and only for me. In my experience, you should never hire an inspector recommended by a realtor, neither yours nor the seller's. Here is where Foundation-2-Rooftop comes into play. These guys work for you, period. They are extremely knowledgeable and competent. They dissect the properties I hired them for, literally from foundation to rooftop and gave me a full account of everything that was less than perfect. Realtors often don't like them because they are so thorough and report absolutely everything they find, even if minor, and some buyers are then put off buying the property. In addition, once something is discovered, it'is illegal to not disclose it to other potential buyers. Unfortunately many realtors are in the business of closing the sale no matter what, rather than represent your interests. They are in many ways glorified sales people. That's why you need people like Foundation-2-Rooftop to look after your interests. I worked with them on 3 different properties and I could not be happier, especially after bad experience I had with inspectors that had been recommended by my realtor before, who conveniently failed to identify major plumbing issues that caused my basement to flood within days from moving into the house. Greg from Foundation-2-Rooftop, to the contrary, really went above and beyond and looked into every single details of the properties I was looking at, tested everything and gave me a very thorough report with photos, test results and even videos. We then had walk through the properties so that he could explain everything he did and what he found. He also specifically told me what he considered issues I should be worried about and what were minor issues or easy fixes. This helped me greatly with avoiding properties that would have cost me thousands to fix and also to negotiate better deals when I ended up buying. So, here is my recommendation: hire these guys. If your realtor asks to change and makes it a deal breaker to use a different inspector (as it also happened to me), change the realtor because it means he/she is not working in your best interest. These guys are in my experience the best around.

These guys are great. If you are buying a home, hire them. They will find any problem with a property. Not all homeowners know what is wrong with their homes. Some of them try hide issues. Then you have agents "working for you" who just want the commission (sale). Sorry to say, but they are not your friend! Your agent wants that sale and then he/she will be on the the next buyer/seller. Back F2R: I used them twice! My agent hated me. Yes, twice. I didn't buy the first home because of all the problems we found. Think I saved myself over $20k (and that house is still on the market). The second time I used F2R, we found a few small issues and they helped me negotiate $3000 off the sales price. Highly recommend!

I can't over-state how emphatically I recommend F2R and Greg's services for your home inspection. This was my third home purchase in as many states, this home inspection was far and away the best I have seen; it surpassed others by a mile. Greg is a truly independent operator in a field that I've come to understand (through multiple sources) is filled with shady actors that don't look out for the consumer. For example, while inspection companies can't be owned by realtors they can pay a "co-advertising fee" to the realtor in a very shady roundabout way of bribing for referrals. I can assure you you'll be happy with your F2R inspection. He's thorough to the point where some realtors don't like working with him: I saw evidence of this phenomenon, take note of this as it's a good thing. He's not afraid to tell the buyer the whole truth and point out all flaws, which sometimes makes a deal fall through and a realtor lose hefty commission. At the end of the day you'll be armed with all the information you possibly need, armed to negotiate repairs, and the purchase decision will be yours. Again, don't ever let your realtor recommend a title company or a home inspector: assume they are looking out for #1, protecting the sale and not necessarily your best interests. Greg has zero concern for the realtor, and every concern for the purchaser. Again, he's worth every penny, don't think twice.

We hired Chad from Foundation-2-Rooftop AGAINST the advice of our real estate agent.  We actually have two agents, both through CBS Homes, who have been working with us because our primary agent is on vacation.  They both highly encouraged my fiance and I to use another home inspector; they have a recommended person that they liked to use - but after our initial bidding process, I knew we would want to use someone independent or at least be able to research inspectors on our own.  I became an Angie's List member just for this.  My fiance was not initially on board with going with a home inspector that our agents described as "deal-breakers" and "least recommended in all of Omaha". But after reading every Google review and every review here, I wouldn't budge.

We are ABSOLUTELY 100% satisfied with the service we received.  Chad was professional, courteous, and answered all our questions.  Being first-time home buyers, we had many questions!  When we did the walk through, he pointed out good things the builder had done and also things that were against code and need to be changed. He also gave us tips and recommendations for how to maintain our home! I think this advice is totally outside what you might get from a typical home inspector - it's not his job to help me learn to maintain my home, but he clearly cared about us as his clients.  We got a written report and pictures documenting everything within hours after finishing the inspection.  We will use these to negotiate price and make sure a few things get done before we even move in!

I would use this home inspection company again and again - we are looking at a house that is 3 years old, we love it and want to go through with the purchase or else we wouldn't have bid on it.  This company is not a deal-breaker and has no financial stake in whether you buy or choose to walk away from the home.  I personally wanted the most honest, independent person - he told us when things were merely cosmetic or whether it could become a serious issue IF WE DID NOTHING to fix it.  Everything about this experience felt honest.  He told us at the end that he thought it was a great house, just needed a few things checked out.  Everything in real estate is negotiable, so if you want to go into your home buying experience with all available knowledge, I would highly recommend this company.

We've been forced to sue Foundation-2-Rooftop, Inc. in Small Claims Court because inspector Greg Wayman refused to reimburse us for the repairs the plumber had to make after Mr. Wayman lifted up on our hall bathroom toilet and broke both sides of the flange. Our contact with Greg Wayman of Foundation-2-Rooftop, Inc. started when the buyers of our home retained him to complete an inspection. Based on our review of his website and the reviews that were available at the time, we were reluctant to allow him to come into our home to conduct the inspection but did so nonetheless. As it turns out, our first impression of him and his business were warranted. Shortly after Mr. Wayman arrived, I was in the basement of our home working in my home office when I heard him yell out from our hall bathroom. I immediately went to the bathroom and found him standing over the toilet. He told me the toilet wasn't bolted down. When I inspected it myself, I found both bolts on each side were no longer holding the toilet down to the floor. Mr. Wayman told me he lifted up on the toilet with his foot to confirm it was bolted down because he no longer uses his hands. Keep in mind, we knew the inspector was coming to our home that day to inspect the home for the pending sale. Also, this toilet was used by three members of our family that morning (2 of which were females) and was bolted down; otherwise, I would have been first to hear the toilet was loose and wobbling while sitting on it. This is an older toilet and thus has a large water tank and so if the toilet had not been bolted down, it would have been wobbling very noticeably. I told Mr. Wayman I would have to remove the water from the tank and pull it up to find out what the problem was. Mr. Wayman went on with his inspection. I drained the tank with a wet vac and pulled up the toilet. What I found was both anchor points on the toilet flange were broken to the point there was no longer a way to anchor the toilet down. I asked Mr. Wayman to return to the bathroom. I showed him the damaged flange on each side. He denied he caused the damage when he lifted up on it with his foot. I explained to him from a common sense standpoint, the situation spoke for itself. He continued to deny he caused the damaged to the flange. I asked if he expected us (the buyer's father was there too during the inspection) to believe the toilet was in that condition before he walked into the bathroom knowing the totality of the circumstances? He only stated he didn't do it.  Mr. Wayman told me he was leaving because he didn't have to put up with this. I questioned why he would leave, suggesting he could go ahead and finish his inspection but he left anyway. I thought maybe some integrity would surface later for Mr. Wayman but he proved me wrong. When we contacted him later requesting he pay the approximately $230 it cost for a plumber to come out and replace the flange and re-install the toilet, he laughed and refused to reimburse us. When we attempted to serve him with the Small Claims Court complaint, he failed to pick up the certified mail.  That forced us to have him served in-person at an additional cost to us.  Mr. Wayman demonstrated no professionalism at the time of the inspection, after the inspection and when he refused to pickup his certified mail. Our time is worth way more than $230; however, out of principle, we are not going to allow Mr. Wayman to get away with damaging our property and not taking responsibility for it.  Mr. Wayman also never offered to provide his insurance information so that his insurance company could investigate the incident and determine if he was legally liable for the damage.  This is a perfect example of res ispa loquitur, Latin for "the thing speaks for itself"!  If this guy can't figure out his reputation and integrity are worth $230 then one must question how much reputation and integrity he had to lose!

We have worked with this company before and so didn't hesitate to hire them for this new work.  We are in the process of getting our old house ready to sell.   We've seen how buyers can ask for large sums of money to deal with minor issues found during the buyers inspection.  So, we decided to have our own inspection so that we could address any issues prior to listing the house.  They spent about 3 hours looking at the inside and outside.  Covered roof, structural, insulation, ventilation, electrical, plumbing, grading, foundation and code compliance.  He identified many small items that are going to be easily fixed, greatly reducing the number of items of concern to a new buyer.  The level of detail was a little unnerving, but better to find out now that after it gets listed.  Because we are the sellers, we really didn't need the video of the inspection so we negotiated a lower than normal price.  After the inspection, he walked through the findings, and even discussed possible solutions to some of the items.   For the small price of the inspection, we will be able to address the items and hopefully get a better offer.  We were also provided a very detailed report along with photos of each issue.  This report will make a great checklist for things to address prior to listing the house.

Greg was great and provided an extremely detailed video inspection of the home that was about an hour long and spent at least 3-4 hours combing through the home. I found them on Angies List with great reviews and they were every bit as prompt, professional, and did a quality job on my home inspection, as I expected based on previous reviews. Although Greg did not find anything major, I was confident in my purchase based on his written and video report.
A+++ would use again and recommend to friends and family.

Greg at F2R performed a complete new construction inspection.  We had it done because we are not home builders and are not familiar with proper construction and requirements of current code.  We chose Greg specifically because of the positive reviews on Angie's List and the horror stories of lack luster quality of inspections provided by other local inspection companies.
The inspection was more complete than we ever anticipated, including a video of the entire inspection for our records and discussion with the builder, and it found a few important issues which we were able to address and have the builder repair.  If not for the inspection, we would not have known about the issues until we closed and it was too late to do anything about them.
We love the high level of attention to detail we received from the inspection and have highly recommended the company to
many other friends who have purchased homes recently.  They have all been very happy with the services received and, in a couple of instances, found issues other inspectors missed.

Greg performed a whole home inspection on our roughly 3,500 sqft home.  Home inspection took roughly 4-5 hours to complete once finished Greg walked us around the home and showed us all of the items he had documented.  In addition to showing us the items, Greg provided us with a USB drive containing a video or the home inspection, this USB has become invaluable in taking corrective actions and making improvements after closing.  Had some follow-up questions for Greg after the inspection, Greg was very responsive and helped clarify out understanding.

Based on Greg's thorough inspection the seller agreed to cover all closing costs and reduced the price of the home (rather then perform all of the fixes) 

Greg and his team may seem 'standoffish' to your real estate agent but this is because Greg works for you.  Greg communicates directly with buyer and makes sure they understand everything that goes on with the home inspection and radon process.

Greg inspected the house on which we had placed an offer.  We have bought and sold three prior homes and used home inspectors each time.  He was the most thorough, knowledgeable, experienced, and informative inspector we have ever used.  We accompanied him on his inspection and also learned a lot about the maintenance of this house, plus he provided a video of his inspection to use for clarifying any needed corrections and to ensure we understood his recommendations for future home maintenance.  He found our selected house to be a very well built structure, with extra insulation, highest quality support pieces, and all major systems in good working conditions.  There were a few minor fixes that the seller readily agreed to perform.  We felt good about our selection and went ahead with the purchase.  We chose him because our daughter had used him for a house purchase about 18 months before our purchase.  He found major problems in her house, including a dangerous condition in the furnace.  She was able to use this information to negotiate with the seller to pay for replacement cost for a new furnace.  Without his help, she might have moved into a house with a serious carbon monoxide leak, or had to pay for the furnace cost herself even though the sellers had performed no maintenance on it.  He also helped her with a few other features on her home that needed repair or for which he recommended changes in the future but not as a defect in the house.  He was very responsive to our schedule, and his cost was in line with other inspectors we had used.  I recommend him to any buyer who wants to know exactly what condition a house is in before making a purchase, or to a seller who wants to get their house into inspection passing condition before putting it on the market.

We couldn't have been more pleased with the service provided by Greg Wayman (Foundation 2 Rooftop). Having moved around the country and purchased several homes we knew that an inspection is a MUST DO regardless of the age of the home. So after much research we hired Foundation 2 Rooftop.

Now, there are inspectors and then there are INSPECTORS. what we mean by that and many do not know is that some (not all) inspection companies are highly recommended by real estate agents & brokers. However, as the home purchaser it is YOUR CHOICE to hire who you want and I highly recommend that you do your homework to find the best inspector. Just don't go with the one that is recommended by the agents or broker.

We did our homework and found Greg Wayman, Foundation 2 Rooftop. Greg W. worked for US not the builder, real estate agent or broker (after all we are the ones paying for the inspection). Our closing date kept getting pushed back and Greg was always willing to work with the new dates we gave him. Greg showed up early to our appointment (remember, you as the homeowner should attend & have the right to attend) he did a top (roof, attic) to bottom inspection (foundation). Greg found  areas of our newly constructed/built home that needed to be attended to and if it wasn't for him we'd never have known these areas, such as insulation in attic not covering entire attic, nor depth or fill we paid for, cracked rafter in attic, electrical switches not installed correctly, furnace exhaust fan & dishwasher not working, concrete sloping into home, etc... I could list the entire report but I think you get the point. We were very grateful that Greg inspected our home and did a very detailed inspection (included a write up & video). He was very good at answering my multitude of questions and made suggestions as well. He even answered questions we had after the inspection.

To sum it all up. I believe that not all inspectors/inspections are the same and the only one I would TRUST is Greg Wayman "Foundation 2 Rooftop'. Your home is the most likely one of the largest investments you'll make and its your right to have who you want and don't let anyone tell you that Foundation 2 Rooftop can't come on the property to inspect the home  (regardless of what the agents or brokers say.) If they say he can't come onto the property and you've hired him, WALK AWAY from the house deal!!!!  Seriously. Ask yourself; why would they not want a professional inspector such as Foundation 2 Rooftop to inspect...makes you think, doesn't it!

Please don't be swayed by what others say... find out for yourself. Question: Is the Agent or broker going to be the house you bought when something that should have been caught at the inspection goes wrong, don't be fooled by the home warranty either - it doesn't cover everything? Will they pay for it because the inspector missed it? The correct answer is NO.

I would only recommend Foundation 2 Rooftop!

My son was looking to purchase a home this year.  Since he was a first time home buyer who was
considering a NIFA loan he was required to take the NIFA Homebuyers Education Course.  Both my son and I attended the course.  One of the guest speakers was Greg Wayman, an
ASHI certified home inspector from Foundation 2 Rooftop, Inc.  We found him to be honest, personable and very
educational.

Later, when we put an offer down on an older house, we
insisted that Greg Wayman conduct our home inspection.  He was very through and professional and even
our realtors were impressed with the quality of his work.  Greg?s inspection enabled us to put together
a to-do list for later repairs and gave us the confidence to close on this
house.

Wonderful experience.  Easy to contact and accommodating
to meeting me at my convenience since I live out of town.
Punctual, very knowledgeable and pleasant.  Clean and thorough.
He didn't miss a thing.  The list f necessary repairs was lengthy,
but only a few items were major.  Each item was explained in
detail to me and the contractor I hired to do the work.  We were
