"I wish I could give Innovative Basement Authority a negative rating. Run away from this company as fast as you can. Beware- they are changing their name to Ground Works. Probably because of all the negative reviews. We paid a substantial amount of money to install one of their basement systems after having water problems. The initial sales guy was a very high-pressure seller, trying to get us to sign a contract the same day he came out. Fast forward a year. They told us they needed to come out for an inspection. The sales guy ?found? $40,000 work of additional work that was ?urgent?. He used scare-tactics and tried to convince us we needed to sign on the dotted line immediately. Because of course mold is going to make my family sick. It seemed sketchy to me, but I was able to get the guy to leave without us signing that day. I immediately called our trusted home inspector, and he said the sales guy was trying to sell us things we did not need. He also said he had talked to others"

This approach, called polyjacking, involves injecting the foam rather than concrete slurry to fill voids and raise the concrete slab back into place. It’s often faster and requires smaller drill holes than traditional mudjacking, though it may come at a higher cost. Some contractors also prefer polyjacking over mudjacking for more damaged and delicate slabs.

It’s possible to rent the equipment necessary to do your own mudjacking, but we don’t recommend it. Mudjacking involves pumping a precise amount of cementitious slurry under your slab to lift it back into place and keep it there. It’s easy to pump too much or not enough, in which case you may need to call in a professional to help anyway. We strongly recommend against mudjacking any load-bearing slab, as you could easily cause irreversible structural damage to your property if you make a mistake. This is one job where paying for a professional is worthwhile.

Polyjacking and mudjacking can both be good solutions to sinking concrete, depending on your situation. Polyjacking, which uses expanding polyurethane foam to lift concrete, is a better option than mudjacking because the foam weighs less and won’t contribute to additional sinking. Mudjacking should last for five to 10 years, so it’s considered a temporary solution to sinking concrete. However, there are some cases where mudjacking fails before this time period, like if you have loose soil below the concrete or a karst landscape is to blame for the sinking concrete. Some mudjacking projects can last for well beyond a decade, depending on the underlying issue.

Generally speaking, push piers—or steel piers—are the best option for underpinning, as they reach down to solid bedrock to find support for your foundation rather than relying on soil, which could be subject to the same issues as the soil directly below your foundation. However, the best underpinning method for your home depends on your location, how far down the bedrock is, and the type of soil in your area. Helical piers are usually the best option for sandy soil or in areas where the bedrock is too deep to use steel piers.
