"We hired Dan to design our "dream home" from scratch. We had a few vague ideas we thought were best and final and Dan very graciously guided us through the entire Project: educating, informing and giving us options. We completed almost 99% of the work with him over email and yes, he was always there no later than next day to answer questions, showing new schematics and attaching technical documents to better explain his comments (this was very convenient and worked best for our busy schedule). I feel he was thorough and detailed and had the believe he was very involved all the time. The county we are in is tough and requirements are many. He went back to the drawing table and adjusted plans as many times as required by the Building Department even calling them a few times to discuss their concerns. We plan on start building this next Spring and this in part thanks to Dan that was efficient, turned our plans around quickly and stayed 100% on budget."

Offers commercial services

I am a licensed Professional Engineer providing structural engineering services for residential and small commercial projects. I work with homeowners, contractors, and design professionals to help move projects through the permit process by providing structural calculations, drawings, evaluations, and engineering letters as needed.\n\nIn-person structural inspections are available in Maryland, DC, and Northern Virginia. Remote structural consulting is available in Delaware and North Carolina.\n\nTypical projects include load-bearing wall removal, beam and header sizing, additions, decks, foundation concerns, and framing evaluations. My goal is to provide practical, code-compliant structural solutions that are clear, efficient, and tailored to the project.

Structural Engineering questions, answered by experts

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

Indications include cracks in walls, uneven floors, and sticking doors or windows that suggest foundation movements.

Most structural engineers offer free quotes, regardless of the size of the job. For simple inspections when buying or selling a home, engineers typically charge a flat fee that may be based solely on your home’s foundation type and square footage. For larger projects, like new construction and major home renovations, an engineer will either perform an analysis of your project and site and provide you with a formal estimate, or they will do a more in-depth assessment and in-person site inspection before coming up with a per-hour or per-project cost estimate. In most cases, the estimate is free.

The 10 10 rule describes the formula most contractors use to determine how much to charge for a job. Allowing for 10% overhead above the total projected cost to do the work and 10% profit sets a contractor up for success, even if there are delays or other problems on the project. This formula isn’t a hard-and-fast rule, but it is a ballpark figure to begin with when estimating your expenses on a job.
