"I had an urgent request to get a permit across the line and Pedro was on his A-game and helped me within hours. Very professional, well documented, etc. Other structural engineers I hired only gave me headaches. I'd use Pedro again any day. Thank you very much, and glad to be in business with you!"

"Jeremy was great to work with and very detailed and professional with his review of my homeâ s structure as well as the report he provided. Based on his findings I did have work done on my 62 year old home foundation to hopefully insure I get another 62. Thank you Jeremy!"

Small jobs welcome

Offers commercial services

I am a licensed Professional Engineer providing structural engineering services for residential and small commercial projects. I work with homeowners, contractors, and design professionals to help move projects through the permit process by providing structural calculations, drawings, evaluations, and engineering letters as needed.\n\nIn-person structural inspections are available in Maryland, DC, and Northern Virginia. Remote structural consulting is available in Delaware and North Carolina.\n\nTypical projects include load-bearing wall removal, beam and header sizing, additions, decks, foundation concerns, and framing evaluations. My goal is to provide practical, code-compliant structural solutions that are clear, efficient, and tailored to the project.

"We called Legacy once again after using them in the past.  What great people they are.  We met and covered all the details, and they even offered us advice on how to do a few things we had not thought of and how to do them more economically.  That's what we have always liked about these folks.  They didn't try to sell us on anything.....they educated us and never made us feel like we were dumb.
Even though they had done a great job for us in the past, we did shop around a little and got a few other estimates just to be sure we were going to get what we paid for.  Most of the contractors we called never called us back, and those that did call back could never seem to keep the appointment.  So, in the end we settled (once again) on Legacy.  I can honestly say that the professionalism, honesty, and care they took with our home was first rate.
We knew the job we wanted done would not be easy from a structural point of view, but after much research and input Legacy came up with a plan that not only worked, but is stunning.  The views they created for us is breathtaking.  The attention to every design detail was impeccable and the folks that worked on our job are simply artists.
We are honored to write a review for Legacy.  We will call them time and again as our needs change.

Structural Engineering questions, answered by experts

The process involves initial consultation, concept development, detailed planning, regulatory approvals, and integration of contractor work for project execution.

The easiest way to tell if a wall is load bearing is to check if it’s an exterior wall or if it runs perpendicular to the joists above and below it (or parallel to beams). Exterior walls are almost always load-bearing, and walls that run under beams or parallel to them are also usually load-bearing. There are exceptions to these rules, and walls that don’t fit into these categories can still be load-bearing. If you’re unsure, hire a structural engineer to look at your home to assess whether or not the wall is structural.

Foundation cracks that are 1/8 inch wide or less, aren’t uneven across the gap, and don’t continue widening over time are usually just normal settling cracks and don’t suggest structural issues. Horizontal cracks and stair-step cracks on foundation walls, any cracks that continue widening, are wider than 1/8 inch, or where one side juts out beyond the other, are often indicative of structural damage.

Most structural engineers offer free quotes, regardless of the size of the job. For simple inspections when buying or selling a home, engineers typically charge a flat fee that may be based solely on your home’s foundation type and square footage. For larger projects, like new construction and major home renovations, an engineer will either perform an analysis of your project and site and provide you with a formal estimate, or they will do a more in-depth assessment and in-person site inspection before coming up with a per-hour or per-project cost estimate. In most cases, the estimate is free.

The primary reason homes have crawl spaces is so the foundation can reach down below the frost line to avoid dangerous soil movement and structural damage when the ground freezes. They’re more popular in colder climates where the ground freezes down to a few feet, and slabs are most popular in warmer areas where there is no frost line. Crawl spaces also provide a space for utility lines to run where they’re at less of a risk of freezing.
