"Tarheel encapsulated our crawlspace. They cleaned out the bulk of the debris and sprayed fungicide. They also managed to knock over a post jack. The second day they put a sump pump and replaced the old insulation They installed reinforced plastic sheeting, including over the base of the fallen post jack. The insulation began falling within a few hours of the crew leaving. They did send a second crew to fix this. Our older furnace depends on the under-house vents to breathe. These were all sealed up. The furnace pulled combustion air out of the house until I cut the vents open. In digging the sump well (at one of the highest points of the crawlspace) they cracked the sewer line, which let gravel fall in. Whenever the drains back up enough, the sump pump sends raw sewage out to the front yard. I am currently waiting for an estimate from the plumber to replace the broken sewer pipe and move the sump pump. I have called to discuss this and hope to eventually get a return call."

There is no real alternative to underpinning, although mudjacking and polyjacking are other repair methods that can add support from underneath your foundation. Mudjacking is usually reserved for light-duty slabs, like patios, driveways, and sidewalks. However, it can be an effective way to lift garage slabs and concrete around the perimeter of the home, which could harm your foundation if it’s not done properly. It’s best not to perform mudjacking in the winter unless the ground temperature remains above freezing. Freezing temperatures can cause the slurry to harden too quickly, compromising its strength and longevity. Concrete is also more susceptible to cracking and splitting in cold temperatures, so there’s a higher risk of damaging the slab during the drilling and lifting process in winter.

Yes, you can mudjack cracked concrete, but the cracks will need to be repaired once the concrete has been leveled. If the concrete is severely cracked in multiple places, replacement may be a better option, but for less severe cracking, mudjacking is a good solution as long as cracks are correctly caulked and sealed.
