"This is my second ring design from Meese. The first, my engagement ring, was pretty although it took lots of nagging to get the ring in time for the proposal, and the wedding bands almost weren't done in time for the wedding--with months of advance notice for both. Unfortunately my husband passed away and I went back to her to purchase a simple band of topaz, my husband's birthstone. Christina was aware of the sensitive/emotional reason for the band and why I wanted it quickly. She promised 6 weeks. I paid, in full $320.25 on the day I ordered. After this when I asked if it was ready, she kept telling me she wasn't happy with the design, and to keep giving her more time. At one point I agreed to change the design of the stones, so that it may meet her specifications, so that I could at least get the ring. I only wanted a band of tiny topaz stones; nothing out of the ordinary. She kept stalling and stalling so after 4 months she said she would give me my money back. It's been over a year, and still no ring and no refund. I filed with the BBB, and still no resolution. She kept claiming it was the bank's fault for not issuing the refund so at one point I said can you just give me a check instead and she said she didn't have enough money to give me a check refund. I try to shop local and support Belmont businesses, but this seems like not only bad business but especially cruel considering she knew my husband from our previous purchase, and knows I'm a widow with 4 children now--this was a big expense to me. Now over a year later, I have nothing to show for the $320."

Antiques and Jewelry Appraisals questions, answered by experts

Typically during transactions or refinancing, or whenever significant improvements are made.

While a finished basement adds value to your home, it is assigned a different value than space on the main floors. An appraiser will assess the square footage of a finished basement at about 50% to 60% of the value of the square footage for the rest of your home. Appraisal value for a finished basement depends on your location’s real estate market and the specifics of the basement and how it was finished.

A property valuation, sometimes called a comparative market analysis or CMA, provides a real estate expert’s opinion on how much your property will sell for. It takes many things into consideration, like the condition and location of the home, but ultimately, all that matters for a property valuation is what a buyer might be willing to pay for the property. An appraisal is more concerned with determining the value. A valuation is to estimate what you’ll get for a property, while an appraisal helps a lender establish loan-to-value ratios and loan amounts.

In short, yes, a pond can add to your home’s value. However, whether it adds value will depend on the condition and aesthetic of your pond. Having this feature already built into a yard’s home can be appealing to homebuyers who value its aesthetic and would prefer not to build it themselves. But if it is not kept in good condition, it could turn buyers away.

Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.
