"My certified inspector MatthewCote out of the Belgrade, MT office found i have a natural spring comming up in my crawlspace. I knew I had water streaming all over crawlspace and my husband believed it was due to watering lawn of the hill our house sits on. Matt was great to work with, he was totally professional. He explained my situation and showed me in photos and map of my basement what this ssprincause, how it had eroded and damage caused. It has been going on for quite a few years, of which I noticed escalation of water even though I decreased watering on above lawn. I wish I had researched this sooner. But MATT assured me it's not too late. He was clear and concise as to what I needed done to resolve and eliminate further damage by installing 2 sump pumps, installing trenches & piping to drain all areas of water, draining ouside of house past septic and leach field, add a humidifier and encapsulation of crawlspace. Water expands when heated and also when freezing. When water is heated, it expands by around 4%. For a full water heater, this is one of the main reasons malfunctions occur—the hot water has nowhere else to go but out. Due to the constant expansion and reduction in volume, it’s recommended (required in most places) that an expansion tank be installed.

A single shower consumes an average of over 17 gallons, while brushing your teeth with the water running uses up to four unnecessary gallons. Most hot water heater manufacturers recommend replacing the anode rod about once every three to five years. Anode rods sacrifice themselves by collecting iron, limestone, and other minerals that would otherwise corrode your hot water heater tank. This abuse wears them out long before your water heater does. Check the rod when you remove it and replace it if more than 50% of the metal has been consumed. Check the rod more frequently if you have hard water or use a water softener. 

Signs your electric water heater is failing include inconsistent water temperature, reduced hot water supply, longer heating times, or discolored water (rusty or cloudy). Unusual noises like popping or rumbling suggest sediment buildup, while leaks or corrosion around the tank signal structural damage. If your unit is over 10 to 15 years old and experiencing frequent issues, it may be time to replace it.

You can convert a gas heater to electric, but it isn’t as simple as swapping a plug or two. First of all, you need to make sure there’s adequate power to the unit, as electric units require much higher power amounts versus gas. Then, you need to close off the gas lines and ventilation. Make sure you don’t also need a permit for an electric water heater—some cities require it. Making the switch can cost upwards of $1,500.
