"Matt was an awesome rep. He came to our home inspected and gave us the quote. When there was an issue later down the road on where the window could be placed because we didn’t know where some of our lines were under ground be came back and reevaluated and came up with a plan. We had to change our entire floor plan for this window but it’s ok it wasn’t there fault it’s all going to work out in the end."

Unless you waived the inspection contingency, you can often renegotiate after a home inspection and push for a lower sale price. The seller could reject the new price, offer to carry out the necessary repairs before closing, or offer a seller’s concession, which means they’d take money off the top of the sale price to cover the repairs after closing.

A post-drywall inspection could uncover many problems that weren’t present during the pre-drywall inspection, including insufficient insulation, missing weather stripping, improperly installed plumbing and lighting fixtures, flooring damage, drywall damage, plumbing leaks, aesthetic issues, and more. You should also print a copy of your floor plan for your inspector, which they’ll use to make sure the build matches up. Lastly, try to clear the home of major obstacles (tools, large stacks of material, etc.) to allow the inspector access to the places they need to check.

Foundation cracks won’t always affect your appraised value. All foundations crack due to normal settlement, so hairline cracks that aren’t leaking or uneven from side to side are unlikely to have an impact on your appraisal. Structural cracks, on the other hand, often lead to a reduced appraised value, especially if the underlying problem will cause the issue to worsen over time.
