"I am a professional contracror/sub-contractor that conducts work around the much of coutry. I am very experienced with standards as it relates to many of the divisional entities that integrate into a complete system. This includes the personal touch a contractor provides, the pride is one's work, the value of the customer, the quality of the product, and timing . Ace Sealcoating exceeded my expectations on all these fronts providing an excellent product. They were very transparent and open about their services and capabilities. Their confidence in the craftsmanship instilled trust. Most of all, their product looks great. Ace Sealcoating comes with a strong recommendation for anyone looking for sealcoating."

"05/27/20 Could not be happier. The work completed was to the highest of standards. I literally can not find any tar in the gras on the sides of the drive way. In the 10 years of owning a home this the the best Sealcoat I have gotten from as many companies. Best of all was the price for the job this team had completed. I couldn't believe it. I will be using them every year. The standard of performance was outstanding with much attention to detail. The owner is very polite and professional. I highly recommend this company."

Driveway Sealcoating questions, answered by experts

Regular sealing, crack filling, and professional inspections help extend pavement lifespan and prevent costly repairs.

Sealcoating asphalt costs $0.14 to $0.25 per square foot. Doing so prevents erosion in harsh weather and keeps your asphalt from cracking or getting potholes. It’s a good idea to hire a professional sealcoating company with positive reviews to do this work rather than do it yourself.

If the goal is to reduce your lifetime asphalt driveway repair cost, driveway sealers with oil bases tend to last longer because their composition allows them to penetrate deeper into your driveway's asphalt. This provides deeper, longer-lasting protection compared to water-based products that tend to simply sit on the surface of the asphalt. Knowing that you won't have to redo your driveway as often could leave more room in your budget to cover something like the cost of a heated driveway.

Oil-based sealers generally offer longer results for driveways in cold climates. If you experience extreme temperatures, oil sealants offer a level of flexibility that makes them expand and contract along with the freeze-thaw cycle instead of cracking.

New asphalt goes through two stages: drying and curing. Drying typically takes 24 to 72 hours, after which the surface is solid enough for light use like walking or careful driving. While you may be able to park on it after 72 hours, the surface is still soft and should be treated gently. Full curing is a much longer process, taking anywhere from 30 days to a full year for the asphalt to reach maximum strength. During this extended curing period, the asphalt is susceptible to damage from heavy vehicles, sharp objects, and high temperatures. Factors like weather, the specific asphalt mix, and application thickness all influence drying and curing times. For the most accurate timeline and to ensure the longevity of your new asphalt, it is always best to consult with your installation contractor for their specific recommendations.
