"Everything went well, all additional services were scheduled as needed, they just handled it. Communication before, during and now even after the Whole House inspection has been phenominal. The gift package delivered prior to the inspection date was a very nice touch. Another nice touch was tagging all shutoff valves in the basement with tags clearly marking what each valve controls. During the inspection Steve was polite, profession and easily communicated what he was doing and why. Very personable and the way he presented himself instantly put me at ease. His report was delivered on time and was easy to read and understand especially with all the supporting photos. Lots of follow-ups post inspection with additional information and links to services home buyers would be interest in. Great information and not so much of it that it is intrusive. I'll recommend Steve and Bulldog to everyone needing these services."
They said it was a good house, but a closer look revealed a property that was hiding 2 major defects that made my buyers walk away after negotiations - hail damage and termite damage so extensive they were even in the attic. Can you spot the issue in each photo?

"I was doing a photo shoot at a clients house,
however the house was completely empty since it was being in the process of
being sold. I decided to call up Homemade Design to see if they could stage the living
room and dining room for us. Amanda picked up the phone and said they would be
happy to help us and gave us a very comparable quote so I decided to go with
them. Their team showed up right on time and got to work immediately. I was
extremely happy with the results.  All of
the photos looked amazing! Thanks Homemade Design! I will be using you again in the
future.

"

Did a good job, providing 2 layouts to choose from.  Completed design and sent email and snail mail paint and furniture samples in a little over a month from starting the process.  The previous estimate was 2-3 weeks so it wasn't so late.  My only disappointment was the design was not for the complete room.  They told me that the missing area was considered an entry way or hallway and could be designed for an additional fee.  I did not want to pay an additional and accepted their explanation, but on second thought, in my opinion, it isn't really separate.  There is a large archway one-third of the way into the room, but I have never considered it as two separate rooms and no one visiting my home has ever mentioned it.  Every room has an entrance.  I wouldn't call the way to get into a room as a separate room. Other than that, I would say a got a great deal overall.

I work with clients to develop design plans for interior and exterior decorating and styling. I work with clients to determine the style, needs and budget. I take clients desires and come up with a design plan that includes paint colors, furniture, textiles, art and finishing touches to detail and complete the look and function that meets the clients expectations.\n

Home Staging questions, answered by experts

Staging helps homes sell faster and often at higher prices by creating an inviting, well-designed space.

Avoid using a home equity loan for non-essential or short-term expenses like vacations, luxury purchases, or temporary financial fixes. It’s best to reserve home equity loans for long-term investments, such as home improvements, that can add value to your property or financial position.

Most staging projects take 2-5 days, including furniture arrangement, décor placement, and touch-ups.

The average cost to stage a home is around $1,800, with most sellers paying between $800 and $2,800 for professional services. However, the total cost can vary significantly, ranging from $500-$600 for an initial consultation to $5,000 or more for comprehensive, full-home staging.

The final price depends on several factors, including the home's size, location, and condition, as well as the number of rooms being staged. Other key cost drivers include whether you need to rent furniture, the quality of the decor, the stager's experience, and the duration of the staging services. The scope of the project also plays a role, from virtual staging and simple decluttering to full-service design, which may involve repairs and maintenance.

Yes, removing a fireplace can decrease your home's value, as it is a sought-after feature for many buyers. The potential loss in value is estimated to be between $1,000 and $5,000. The impact can vary by market and climate; for example, a fireplace is more valued in colder regions like Minnesota than in warmer areas like Florida.

However, if a fireplace is in poor condition and needs extensive repairs, removing it might be a reasonable option. When deciding, weigh the benefits of removal (more floor space, less maintenance, reduced energy loss) against the potential decrease in home value. If you plan to sell soon, it is generally advised not to remove it.
