The cost of basement waterproofing is $4,950 for the average homeowner. However, you could end up paying between $600 and $14,000, depending on factors like basement size, waterproofing method, and the region you live in. 

If you live in an area with heavy rainfall, you might be paying more for waterproofing than if you lived somewhere drier since waterproofing contractors would be in high demand. Finding water under your sink can throw a wrench in your day, but acting quickly can prevent water damage. Soak up water with a towel, then put a fan or dehumidifier near the open cabinet to dry it as fast as possible. If any mold or mildew has formed, you may need to replace the bottom of the cabinet.

The only real negative when encapsulating a crawl space is that the cost is high. It can cost several thousands of dollars to do this project. However, it protects your house and those in it by providing an energy-efficient space instead of one that frequently pools moisture and causes damage through mold growth in your home. While less common, another disadvantage could be encapsulation making access to pipes and electrical slightly more complicated in certain crawl spaces.

A crawl space can be as little as 42 inches below the grade of your house, but this is not always recommended in flood-prone areas. At a minimum, there must be at least 16 inches of clearance between the ground and the floor joists to access the space in an emergency.

In perfect conditions—meaning, no overexposure to the elements without roofing material on top of it—an ice and water shield can last for decades. In fact, many come with a limited lifetime warranty because they should last for a long time. If, however, the membrane is exposed to the elements during building or if there is a delay in installing the roofing material, it might only last up to 180 days if exposed to the elements. The key is to make it a layer of protection and then protect that layer by installing the roofing.
