"We worked with Tom at Edge Home Finance after our first lender gave us some difficulty with the appraisal. Tom coordinated a new appraisal and had the loan ready to close in record time. There weren't any snags in the underwriting process and communication was fast and accurate."

"We have been working with Chris for a little over four years. As a rental property manager he's phenomenal: He understands how important it is to keep both our tenants and ourselves happy and informed. No matter what day it is, whether it's a Sunday or a holiday, Chris will promptly respond to requests from either tenants or owners. His crew is also great at responding on issues with our tenants. He will not bother you with little stuff, he'll just get things done... But if he believes you need to be aware of a major repair or replacement, he'll request approval from you. His judgement on these kind of decisions has been flawless. He's fully earned our complete trust in him. While we've only had him as our property manager, we recommended him to my dad and I witnessed his unbelievable skills as a real estate agent. He promised my dad his house would sell on a certain timeframe and he delivered. He also helped my dad negotiate on his new home and now manages my dad's rental too. I hear many compliments coming from my dad all the time, the compliments that represent what we already knew about him: proactive, transparent, efficient, no-nonsense, honest, respectful and friendly. We are very lucky to have Chris as our property manager. You can rest assured he'll always be on top of things and keep you and your tenants happ"

"He was very quick to respond to my calls, and once we decided we'd like him to come out to our house for an estimate he was out to our house the next morning (he conveniently had another client meeting in the area). He seemed knowledgeable and provided insight into what finishing my basement would entail. One particularly important thing he noticed is that the ceiling height in some areas of the basement were a couple inches shy of being "up to code." I was glad he was looking out for potential issues already - it shows his ability to plan ahead and account for possible road blocks.  Aside from that, his prices seemed very reasonable! If, or rather  when, I begin doing my basement remodel (which will now likely not be until next summer) I will definitely be keeping Vitaly in mind for the job.

Property Appraiser questions, answered by experts

In most cases, selling a home in as-is condition will lead to a sale price that’s somewhere between 10% and 30% lower than normal. However, it’s often worthwhile to sell at a loss because the alternative would be to pay for the repairs yourself, which could end up costing you more. Even if they didn’t, selling as-is saves you from the time and energy you’d spend coordinating the repairs.

As a seller, it might feel tempting to skip the appraisal, especially in a hot market that sees a lot of all-cash offers. While you can technically forgo it and hope for an all-cash offer, you’ll likely have a very tough time selling without an appraisal.

In addition to protecting lenders from risk, appraisals also protect buyers’ investments. As such, it isn’t typically recommended for buyers to skip appraisals.

In most cases, installing a tennis court on your property will drive up your property taxes. Property taxes are determined, in part, based on improvements made to your property, which includes anything with a permanent foundation. Since most home tennis courts include a large concrete foundation, your property taxes will likely increase following the installation. A general rule of thumb is that if your project requires permits—like for a foundation or fencing for a tennis court—then your property taxes will be affected.

Typically during transactions or refinancing, or whenever significant improvements are made.

While there’s technically no limit to the dollar amount you can borrow for a home addition, the standard limit is around 80% of the value the addition is expected to add to your home. That means you could feasibly borrow up to $80,000 if an appraiser determines that the addition or bump out will add $100,000 in value to your property. You might also be limited by your debt-to-income ratio or credit score.
